100% Authentic Tuscany: A Great Villa in the Countryside for Families and Groups

A fairytale villa in the Tuscan countryside — incredibly spacious and spread over three levels — with air conditioning, a refreshing swimming pool right in front of the house and a private park with centuries-old trees.
Nestled in a peaceful setting (but only 15 minutes from the A1 motorway), it is 45 minutes from Florence, 40 minutes from Arezzo and 55 minutes from Siena: a strategic location for exploring Tuscany and Umbria. It is also very close to outlets with famous fashion brands.
It is an ideal place for groups and families, as well as for the organization of events, small weddings or themed gatherings. The sunsets here are simply unforgettable.
Long used as a holiday home, the villa is located on the edge of the village of Cicogna and extends over three floors, connected by a stunning stone staircase. The first floor has several relaxation areas, a bedroom with an accessible bathroom (ensuring a pleasant stay for people with reduced mobility), a kitchen with direct access to the outside and a handy gas pizza oven, as well as a guest toilet. This level opens onto a magnificent paved terrace equipped with an above-ground swimming pool, offering splendid views of the surrounding countryside and the Pratomagno Mountains. Outside, you will find a large table for group meals as well as comfortable sofas.
From the terrace, there is access to the park below, laid out at the end of the nineteenth century and home to remarkable plants and flowers. Guests can take a stroll, play table tennis or pétanque, and enjoy sunny or shaded areas in complete privacy and freedom.
Parking is available on site.
The first floor of the villa houses four bedrooms, all with en-suite bathrooms. One of them is a quadruple room with a duplex bed layout. This floor also includes a large living area, a small kitchenette with fridge — allowing you to prepare drinks or coffee without having to go down to the main kitchen — as well as a practical laundry room equipped with a washing machine and dryer.
On the second floor is a spacious final bedroom with beautiful views. This level also includes a bathroom, a cinema and games room, as well as a wellness area equipped with a whirlpool bath for two people, an easy-to-use infrared sauna and various fitness equipment for guests to work out and relax during their stay.

The surroundings of the villa offer picturesque villages, hiking opportunities and excellent Tuscan restaurants; guests can also enjoy experiences with local producers, such as cheese and olive oil tastings or a visit to a beekeeper. Several large outlet centres – including 'The Mall', the 'Prada Outlet' and 'Valdichiana' – are also nearby.
Guests have exclusive access to the entire house, the swimming pool and part of the grounds. Parking is also available on site.
We have renovated the house to improve its functionality — adding air conditioning, modern amenities and new hypoallergenic mattresses — while preserving as much of its original character as possible. Many of the furniture and decorative items are antiques, and the garden retains its historic charm (as do the walls, furniture and railings), providing guests with an authentic Tuscan country villa experience.
Given the uniqueness of the house and garden, we ask guests to be considerate and abide by a few rules of life.
Diving into the pool is not permitted. We strongly advise against leaving children unattended in the garden (even if the pool is fenced) or inside the house with the upstairs windows open.
Smoking is not allowed inside the house.
When guests are away from the property, all external accesses must be carefully closed, windows closed and air conditioning turned off.
Organizing events or parties is possible, but requires prior permission and organization.
From July 1, 2025, the municipality of Terranuova Bracciolini applies a tourist tax of €1.50 per person, due for the first five nights of the stay at most. This tax can be paid through Airbnb's Resolution Center or in cash upon arrival.
