This 4-level home offers 2,250 sq. ft. of living space, 3 bedrooms, 2.5 bathrooms, and can comfortably sleep up to 10 guests. The layout is unique, full of charm, and ideal for families or groups looking for a peaceful getaway.

Note: Water is drawn from the lake and filtered. It’s fine for bathing, but not for drinking or cooking. Please bring additional bottled water for your stay.

The dock is usually in the water from June–October. Please confirm availability if staying around these dates. **Note: we are not offering a boat as of 2025

Important for Winter Bookings (Oct–April): ❄️ 4-wheel drive is required — the private road is sloped and may not be plowed as quickly as public roads ❄️ We provide professional snow removal, but guests are responsible for staying safe & mobile ❄️ Additional ice melt and shovels are available on site ❄️ Upper deck and outdoor staircases to the backyard are closed during snowy months — access the lower level through the interior ❄️ We recommend adding travel insurance in case of inclement weather

We’re just minutes from South Colton snowmobile trails, and only 1.8 miles from Higley Flow State Park — offering snowshoeing, cross-country skiing, ice fishing, and more!
Snowmobile Trailhead Directions: Trail begins at Cold Brook Drive, South Colton (7 min drive). Look for the big American flag at the entrance. Large parking lot is just before the trailhead on your left.

Very nice place and very well equipped. Higley Reservoir is a cool section of the river. Caught some big bullheads right off the dock. Comfortable beds were an added bonus.
I would have to say that overall the accommodation was spectacular and John and Ashley were very attentive and hospitable. My only issue was not really understanding the placement and layouts of the bedrooms before handhandhand.
The place was perfect for a week in the Adirondacks with the family. Kayaks, well stocked updated kitchen, plenty of room to sleep 6, and two levels of deck. Great interface with the outdoors but the WiFi worked great to occupy kids during down time. Most of all, the owner John was super accommodating. One of the air conditioners in a bedroom stopped working and a new one was installed in about 2 hours! Five stars not enough.
We can not wait to book this beautiful home again! We had an age range of guests from 7-7@, and this home was perfect for all of us! The owners were incredibly easy to communicate with and they thought of absolutely everything in this beautiful home ! My husband started this trip a week ahead of me and called to tell me that I would “ love the water pressure, beds, plush towels and fireplace in the great room “ he was correct! Our youngest daughter enjoyed running around in the backyard - and our girls loved having their own room at the top of the “ Princess spiral staircase” thank you so very much to the owners for the most wonderful retreat for our family! We can’t wait to book with you again !
What a fantastic location! Our favorite State Park, Higley flow, is only 10 minutes away. We were so lucky to a found this place. With a wide range in age of family members, there seem to be something for everybody. The swing on the lower deck was a great hit with my grandchildren. My daughter went kayaking, my son-in-law rowed the Johnny boat, preferring not to use the little motor. The large wraparound deck is what made this place, as well as it’s forest backdrop and amazing waterfront. There wasn’t any Sandy Beach but that was located just 10 minutes away at the State Park as well as a very well equipped playground. Our only complaint? We would’ve loved to have stayed for at least a month! Also, my husband was thrilled that he was the first to use their brand new, extra large, Weber grill; he was in heaven. The Wi-Fi was good though we could not get Netflix on the big screen. There was enough to do, though, without watching TV. We even took advantage of the wide variety of Board games on the shelves. It could use a few books on places to see and things to do in the vicinity. We’re relatively local though and knew our way around. If we can get everyone to agree on dates, we want to rent this place again.
