About this property

North Capitol Hill Craftsman — Steps from Volunteer Park, Game Room, Sleeps 16

  • A 4,000 sq ft North Capitol Hill Craftsman on a quiet, tree-lined street, steps from the east entrance of Volunteer Park and the Seattle Asian Art Museum. Eight bedrooms across three floors, five king beds and four queen beds, a game room with a pool table that converts to ping pong and dining, and the kind of residential street that makes guests feel like locals rather than visitors.

Volunteer Park — 48 acres of Olmsted-designed gardens, the Asian Art Museum, and the Volunteer Park Conservatory — is a 2-minute walk from the front door. The Harvard-Belmont Historic District is your immediate neighborhood. Bus routes 10 and 49 on 15th Ave E connect you to Capitol Hill Light Rail for the rest of the city.

This is one of the largest private homes available for short-term rental in North Capitol Hill — with eight bedrooms and 16 sleeping spots, it works particularly well for family reunions, multi-family trips, corporate retreats, or any group that needs significant space without splitting across multiple properties.

    THE HOME

Three floors of Craftsman character — original details, warm interiors, and generous room proportions throughout. The game room on the main floor has a pool table that converts to both ping pong and a dining table, giving the group a flexible gathering space beyond the main living areas. Five king beds across the upper and main floors, four queen beds on the upper and basement floors.

Note on layout: this is an open-plan Craftsman — some of the sleeping areas are configured as open dens rather than fully enclosed rooms. Groups who require complete privacy in every room should review the layout carefully before booking.

Also note: 2.5 bathrooms for up to 16 guests. The primary bathroom is full with tub and shower. Plan accordingly for larger groups — staggered morning schedules work well.

Top floor: 3 bedrooms, 1 en-suite bathroom, 1 shared bathroom

    Bedroom 1: King bed
    Bedroom 2: Queen bed
Bedroom 3: Two queen beds, private en-suite bathroom

Main floor: 2 bedrooms, 1 shared bathroom, living areas, kitchen, game room

    Bedroom 4: King bed
    Bedroom 5: King bed

Basement: 3 bedrooms, 1 en-suite bathroom, 1 shared bathroom, laundry room

Bedroom 6: King bed, private en-suite bathroom
    Bedroom 7: King bed
    Bedroom 8: Queen bed

Note: Front porch, back deck, and backyard are not included in guest access. Basement kitchen is not available — main floor kitchen only. Per Seattle STR regulations, maximum 8 unrelated individuals — groups larger than 8 must confirm all guests are related or traveling together. Stairs required throughout.

    THE NEIGHBORHOOD

North Capitol Hill is one of Seattle's most architecturally significant residential neighborhoods — the Harvard-Belmont Historic District surrounds the home with stately historic estates and mature tree canopy. Volunteer Park is at the end of the block: the Asian Art Museum, the Conservatory's tropical collections, the water tower with panoramic city views, and 48 acres of Olmsted-landscaped paths. 15th Ave E has its own café and shop scene. Broadway and the Pike-Pine corridor are 20 minutes on foot or a short bus ride.

Our great ARVO Conference stay at Capitol Hill's House of Sherry

During our stay in Capitol Hill for the ARVO conference, the House of Sherry was our haven. Nestled in a beautiful neighborhood, its charm was matched by the convenience of excellent bus service to the city center. Our group of nine colleagues found solace in its elegant yet cozy ambiance, making our stay both memorable and productive.

Beautiful house for a group of knitting friends

We stayed at this property to attend Flock Fiber festival and needed a big place to accommodate us all. I love the neighborhood! We had plenty of rooms to fit everyone. Everything was clean. This is a good place to stay for quiet folks, as the neighbors are quite noise sensitive, but we had no problems!

Excellent location; spacious home

Our family spent Thanksgiving at the house. The host was very attentive to problems. The electric kettle did not work and we wanted a drip coffee pot rather than using Keurig pods. She sent over a coffeepot and electric tea kettle immediately. We appreciated the easy street parking in front of the home, and the close proximity to parks, coffee and bakery shops and restaurants. - all within walking distance.

Great place for a really quiet group

This place is so spacious and well stocked! We were a group of 13 and we're very comfortable. Neighbors here are very sensitive to noise and potentially just aren't interested in having a rental as neighbors. so no conversationa outside at all or opening windows inside spaces if people are talking. We tried to be mindful of this but we're still notified a few times we were being too noisy.

Amazing stay with responsive host!

The property was perfect for a gathering of teammates. We spent a couple of weeks working remotely in person together, and it had plenty of space to set up workstations. The host was very accommodating and made the booking seamless. Even when a last-minute conflict came up, they did everything possible to make sure we were able to resolve it and continue with the booking. They even got a cleaning crew to come mid-stay to help us keep the space tidy. The host was very responsive and on top of everything, and even made special accommodations for our international visitors. The neighborhood is wonderful and close to a park, with many restaurants and bars nearby; it also has easy access to downtown Seattle. Highly recommend, and we'll definitely be keeping this option in mind for future gatherings!

Great location; strict noise restrictions

Fantastic location; spacious accommodating layout; very responsive property managers. Extreme noise restrictions with constant reminders are unrealistic for groups with young children or groups who talk loudly. No use of the house's outdoor spaces is permitted - including a 10-foot couch blocking access to a large front porch. Laminated cards remind guests to keep all windows in kitchen and dining room closed - even though the windows of the complaining neighbors' house, which is about 6 feet away, are never closed. Another sign asks that trash be piled in bags indoors so the neighbors don't complain about potentially using the wrong outdoor trash bins - despite the fact that a big group easily generates 2 bags of trash/recyclables each day.
