The Space:

The studio has been carefully designed with a minimalist, industrial-chic aesthetic, making the most of every corner to maximize your comfort:



Sleeping Area: It features a comfortable double-size bed dressed in high-quality white sheets, flanked by adjustable reading lamps and a modern abstract painting that brings a sense of calm to the space.



Kitchenette / Coffee Station: A fully functional stainless steel kitchenette equipped with a toaster oven, microwave, drip coffee maker, portable electric stove, mini-fridge, and all the basic utensils you need to prepare breakfast or light meals.



Work Area / Dining Area: A set of bistro-style folding table and chairs next to the large window, ideal for enjoying your morning coffee or working comfortably on your laptop thanks to the excellent natural light.



Entertainment and Comfort: A flat-screen TV perfectly positioned in front of the bed and a high-powered air conditioner to keep the space cool on tropical days.



Private Bathroom: A spotless, all-white bathroom, equipped with a modern sink with storage, a rain showerhead, and clean towels at your disposal.



Electricity Management



Please be aware that utility interruptions are common throughout Puerto Rico. Since power grid failures are an island-wide issue beyond our control, our property cannot be held responsible for unexpected blackouts.

While we do not have a backup power system on-site, we recommend keeping your personal devices charged whenever power is available and exercising caution during any outages.



Water Supply



Water service interruptions can occur across the island without prior notice, often due to country-wide water rationing measures managed by local authorities. As these outages stem from municipal infrastructure and government rationing, they are entirely outside our responsibility as an accommodation.

Because our property does not have backup water tanks, we will provide bottled water for your stay, with the quantity determined based on the length of your stay and the number of guests.



Hurricane and Storm Policy



While we strive to provide a safe and comfortable stay, we cannot control nature or municipal utility failures.

Refunds: No refunds of any kind will be issued for weather-related causes or general utility outages in Puerto Rico.

Flexibility: In the event of a named atmospheric phenomenon, we offer the option to reschedule your stay, subject to calendar availability.



Guest Access:

Guests will have exclusive, private access to the entire studio. No indoor spaces are shared with anyone else. Access is provided via a keypad, allowing for a self-service, flexible, and hassle-free check-in at any time during the permitted check-in window.



The Neighborhood:

Miramar is one of the most sought-after and safest residential and historic neighborhoods in San Juan. As you stroll through the area, you’ll find a perfect blend of classic architecture and modern design.



-Dining and Coffee: Just steps away from award-winning fine-dining restaurants, local bistros, food trucks, and specialty coffee shops—ideal for getting work done in the morning.

-Culture and Business: You’re ideally located very close to the Puerto Rico Convention Center and the T-Mobile District (the island’s main entertainment complex with movie theaters, restaurants, and concerts). You’ll also be very close to the Museum of Contemporary Art (MAC).

-Beaches and Nightlife: The famous beach and tourist area of Condado, as well as the artsy bars of Placita de Santurce, are just a short drive away.



Getting Around:

-Walking: The neighborhood is very walkable. You can walk to supermarkets, pharmacies, coffee shops, and the Convention Center.

-By car / Uber: Uber works great in this area and is the fastest and most economical way to get to Old San Juan (about 8–10 minutes away), the beaches in Condado, or Ocean Park.

-Airport: Isla Grande Airport (SIG) is just a 2-minute drive away, and Luis Muñoz Marín International Airport (SJU) is only 10–15 minutes away.



Other Things to Note:

Guests must be at least 21 years of age to check-in. Check-in time is at 4P local time. Checkout time is at 11 AM local time. We want to provide a delightful experience to our incoming guests, so we need your help vacating your unit on time. Please be advised any unauthorized checkout past 11 AM will have an additional cost.



We offer several paid amenities as add-on services. After the reservation, these paid amenities can be ordered through the Marketplace tab in our Guidebook. We offer packages such as early check-in, late check-out, pack-n-play travel crib, air mattress, and birthday balloons.



Our Beach Essentials only include beach towels and beach chairs.



To make your stay even more enjoyable, we’ve included an Otium Starter Package in each of our properties. This package includes all the essentials you’ll need to get you started and feel right at home. You’ll find 2 large bath towels, 1 beach towel, 1 washcloth per guest, along with a hand towel per bathroom. We’ve also included mouthwash and toothpaste in each bathroom for your convenience. To keep you feeling fresh and clean, you’ll find shampoo, conditioner, and body wash provided. For your snacking pleasure, we’ve included 2 snacks per guest, along with water and 1 paper towel. We’ve also got you covered with 2 toilet papers, dish soap, and hand soap. So sit back, relax, and enjoy all the amenities that come with your stay. If you need more amenities you may purchase our Otium Replenish Package, Towel Replenish Package, and Blanket Replenish Package via our Marketplace.



Please be respectful of the home, as we like to keep it in good condition. No parties or events are allowed. The house rules here are very important. Parties, loud music or noise, and smoking are strictly prohibited. Quiet hours begin at 10 PM. Please be respectful of your noise level during quiet hours. Our neighbors live here full-time, and we work hard to maintain good relationships with them. Our home is equipped with NoiseAware, which measures sound levels and alerts us if things are too loud so we can give you a heads-up. NoiseAware does not record content; it only measures noise levels, so your privacy is 100% guaranteed.



To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check.



Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

-You agree to be bound by our rental terms and conditions.

-You acknowledge that you will be required to provide a copy of a valid government-issued ID

-You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and the condition of the booking.

-You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
