The Space:

Set on 13 private wooded acres, this secluded cabin offers peace, space, and comfort—ideal for family getaways in any season.



Step into a large mudroom, perfect for dropping boots and gear after a day of skiing, hiking, or exploring nearby Ellicottville. Just ahead is a full bathroom, easily accessible from the main entry.



To the left, the primary bedroom features a king bed, a twin-over-twin bunk, and a private ensuite bath—great for families with kids or anyone needing extra space.



The open kitchen has everything you need for home-cooked meals, including a stove, oven, fridge, microwave, and dishwasher. It opens to a dining area with seating for eight, plus two extra chairs nearby if needed.



Beyond the dining room, the great room welcomes you with vaulted ceilings, a cozy wood-burning fireplace, and large windows that frame the forest outside. It’s a perfect place to relax, play games, or share stories after a day outdoors.



Upstairs, a lofted hallway connects two more bedrooms. One has a queen bed. The other features a double-over-double bunk, with the top bunk limited to one person for safety. A third full bathroom is located just off the hallway.



The lower level offers a second living area—ideal for movie nights or giving kids their own hangout space. You’ll also find a foosball table and a full laundry room on this floor.



Outside, the wraparound deck invites you to sip coffee in the morning or enjoy drinks in the evening. There’s a firepit for s’mores and stargazing, and we provide the firewood.



This home comfortably sleeps up to 9 guests and offers a true escape into nature—without sacrificing comfort.



Guest Access:

Guests have full access to the entire home, wraparound deck, driveway, and yard. Entry is contactless via a keypad on the front door.



The Neighborhood:

This home offers total privacy, surrounded by trees and nature—not in a traditional neighborhood. It’s just 10 minutes from Ellicottville’s shops, restaurants, and events, as well as Holiday Valley, HoliMont, and the Seneca Allegany Casino.



Getting Around:

A car is essential to reach the property, which is located off a quiet private dirt road. AWD or 4WD is strongly recommended, especially during winter or after heavy rain.
