This well-appointed, 2200 sq ft home, has 4 sleeping areas, 2.5 baths, and plenty of spaces for guests to spread out and enjoy.

• Bedroom 2: Queen bed, 32 inch TV, lake view (sleeps 2)

House Notes:
Please keep in mind this is a cabin turned into a year round home and it can include some "quirky" details such as the spiral staircase to access the finished basement and baseboard heat/room air conditioners rather than a central HVAC system.

•Detached garage is for owner use.
•Outside parking for 4 cars. No street parking.
•Approximately ½ mile of gravel/dirt road to access property.
•House has well water and uses a septic system for wastewater. Well water is safe to drink, however we also have a Britta water filter in the fridge or you can bring your own bottled water.

• Bluegill, Crappie, Northern Pike fishing
Shoreline at the end of the dock is shallow and can have some lilly pads/weeds. Great for small children. We recommend water shoes due to snail shells.

House Rules
Important things to note:

⁃Maximum overnight guests allowed is 8.
⁃Maximum daytime guest limit is 10.
⁃Minimum age to book is 25. If you do book, your reservation might be cancelled without a refund if age requirement not met.
⁃A call from the neighbors to the city will bring the police to your door.
⁃If you violate the rules and regulations, you may be evicted without refunds.
⁃No diving off dock (2 ft deep off dock).
⁃Swim at your own risk.
⁃Remember to switch the gas on for the BBQ for use and switch off after.
⁃Quiet hours are from 10pm-8am. We kindly ask that during this time you refrain from music outside and loud conversations. Our neighbors play a crucial role keeping our area a place to visit, and we request that you refrain from activities that would be disturbing for them.
⁃Guests MUST vacate by 11am of the last day of their stay without that expressed prior written approval from the host to extend the stay. Overstay will be charged the full day and second $150 cleaning fee; as the housekeeper has to reschedule to prepare for the next guest.
⁃No refunds are given if you are unable to use the lake or hot tub due to weather.
⁃Some starter firewood is provided, but please bring more to keep the fire going!
⁃An initial supply of paper towels, trash bags and toilet paper are provided. If you have a longer stay or larger group, please plan accordingly if more is needed.
⁃No smoking.
⁃No illegal drugs.
⁃No parties.
⁃No firearms.
⁃No food in bedrooms.
⁃Please keep the house clean and left as you found it.
⁃Maximum 2 dogs, under 50 lbs each, must be disclosed and pet fee required.

Hot Tub Rules:
- Must be 18 years old to enter the hot tub
- You must shower or rinse off with the hose before entering the hot tub
- No glass in our around hot tub
- Do not put any bubbles, soap or detergent in hot tub.
- Consult your physician before entering hot tub
- No lifeguard on duty. Enter at your own risk.
- Close hot tub lid when done. Clips muse be attached or lid will blow off.
- No sunscreen, self tanner, sweat or any cream can be on your body when entering the hot tub.
- If you do not follow these rules and the hot tub must be drained you will be charged $300 for a drain and clean.

Notice of risk:
Due to the nature of the indoor and outdoor activities available, there are certain risks such as slipping, tripping, falling, or being stung by a bee. This is not an all inclusive list, only a partial idea of the nature of our home and amenities. Guests agree upon booking the host/owner will not be held liable for any injury occurring during the use and occupancy for any reason.

WHAT TIME IS CHECK-IN AND CHECK OUT?
Check-in is after 4 PM local time, and check-out is 11 AM.

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
“Caribou Cove” has keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.

HOW IS THE WIFI?
The satellite wifi is great! Speeds can vary based on weather and number of users on the system.

YOU HAVE CABLE OR STREAMING CHANNELS AVAILBLE?
Each TV is a Smart TV and each guest can log into their own streaming channel. Cable or local TV not provided without logging into your personal streaming account.

CAN I BRING MY PET?
Our house is dog friendly. We allow up to two dogs for a fee of $100.
Undisclosed pets will incur a $500 charge and possible eviction without refunds.

DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?
No. We recommend bringing a Bluetooth speaker since you can arrange them where you like and they are easy to connect to! Please note that quiet time begins after 10PM.

DO YOU PROVIDE DAILY CLEANING SERVICE?
We provide a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee. Please let us know prior to check-in.

WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
“Caribou Cove” has a kitchen with amenities including a microwave, coffee maker, toaster, crockpot and blender. Home is stocked with cooking and serving items including plates, bowls, and utensils, as well as a can opener, corkscrew, measuring spoons, and more. Both a Keurig and drip coffee maker, as well as a spice rack, salt, and pepper.

There are bath towels, pool towels, and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap, and dishwasher soap. Bathrooms are stocked with shampoo, conditioner, and liquid body wash. Laundry facilities are also equipped with laundry detergent.

WHAT IS THE MAXIMUM GUEST NUMBERS ALLOWED?
You can bring in 10 overnight guests total.

ARE THERE ANY ADDITIONAL FEES?
