Your Space:
This inviting two-bedroom, one-bathroom home offers a comfortable layout for couples, families, friends, and business travelers. The bright living room features warm wood flooring, a comfortable sofa, a TV, and large black-framed windows that fill the space with natural light.

The adjoining dining area provides plenty of room for shared meals, while the fully equipped kitchen includes a gas range, refrigerator, dishwasher, cookware, utensils, and essential cooking basics. Natural wood cabinetry and glass-paneled doors add warmth and character throughout the home.

Each bedroom provides a peaceful place to recharge, along with useful storage and a dedicated desk and chair for remote work or study. Guests also have access to an in-home laundry area with a washer and dryer, making longer stays especially convenient. Outside, the furnished private patio offers a relaxing spot for morning coffee or fresh air beneath the neighborhood’s mature trees.

Guests have private access to the entire two-bedroom, one-bathroom home, including the living room, dining area, fully equipped kitchen, dedicated workspace, in-home washer and dryer, and furnished patio. The backyard is shared with guests staying in the other unit.

Parking: Street parking is available for your stay, and we provide one street parking permit for your convenience. We recommend bringing one vehicle to make parking as easy as possible. Please note that the driveway is reserved for guests staying in the other unit.

The home is located in an established residential pocket just south of Midtown Sacramento, surrounded by tree-lined streets, historic homes, and a mix of small residential buildings. Guests can easily reach neighborhood coffee shops, restaurants, grocery stores, and local businesses, with Downtown Sacramento, the State Capitol, and Old Sacramento a short drive away. The area is convenient and walkable while still feeling primarily residential. As with any central city neighborhood, guests may occasionally hear normal traffic, neighbors, or other everyday urban activity.

The home offers a convenient location for exploring Sacramento by car, rideshare, bicycle, or public transportation. Street parking is available, and one parking permit is provided for your stay. We recommend bringing one vehicle to make parking as easy as possible.

Midtown, Downtown Sacramento, the State Capitol, UC Davis Medical Center, local restaurants, coffee shops, and grocery stores are all within a short drive. Rideshare services are readily available, and nearby major roads provide straightforward access to surrounding neighborhoods and Sacramento International Airport.

Disclaimer: The fire pit and barbecue have propane tanks that we replace periodically; however, we cannot guarantee that propane will be available during your stay. If you want to ensure there is enough propane for your visit, please contact us before your arrival.

House Rules:
• Strictly no smoking, vaping, or drug use permitted anywhere on the property.

• Pets are welcome at the unit—please note that only one pet is allowed per reservation. We kindly ask that you take full responsibility for your pet, including cleaning up any urine or feces. Any damage or excessive mess caused by your pet may result in additional charges on top of the non-refundable pet fee. Also, please ensure your pet is included in your reservation. Failure to do so may lead to extra charges in addition to the standard pet fee. Thanks for your understanding and cooperation!
We want you to have a comfortable and enjoyable stay while helping us maintain a clean, safe, and welcoming space for all guests. Please review the following guidelines:

1. Please remove your shoes when entering the home to help keep the space clean.
2. Smoking and vaping are strictly prohibited inside the unit and in the backyard. If you need to smoke, please do so on the front street. Any odor of smoke or marijuana in the unit will result in a minimum $750 fee to cover deep cleaning and lost revenue.
3. When leaving the property, please turn off the air conditioning and close and lock all windows and doors. This helps conserve energy and keeps the home secure.
4. Please respect quiet hours and keep noise levels to a minimum out of consideration for neighbors.
5. Treat the home and its furnishings with care. You are responsible for any damage beyond normal wear and tear. We take photos of the home before and after each stay. If you notice any existing damage upon arrival, please message us a photo to avoid any confusion.
6. Do not move or rearrange any furniture.
7. We provide one set of towels per guest. If you need additional towels, please limit use to one or two extra per guest. Excessive towel use (three or more per guest) will result in a $30 additional laundry fee.
8. We work hard to keep cleaning fees fair and reasonable. Before checking out, please wash any used dishes, strip used bed linens and place them by the door (leave the duvet or blanket insert on the bed), and take out the trash (optional but appreciated). If you prefer not to clean up, no problem—our cleaners can handle this for an additional $30 fee. If the home is left in poor condition (excessive mess, dirty dishes, heavy grime), an additional deep cleaning fee of up to $60 may apply.
9. No pets are allowed without prior approval. Bringing an unapproved pet will result in a minimum $200 cleaning fee.
10. Parking Permit: One street parking permit is provided for your stay. Please return it to the white dish on top of the dresser by the front door before checkout. A $100 replacement fee will apply if the parking permit is lost.
