This splendid villa is located on the coastal shore of Quartu Sant'Elena. At any time of the day you will have access through the private gate to the beach, made of pebbles and enchanting crystal-clear water. The property is spacious, with a wonderful garden surrounded by typical Mediterranean scents and plants.

GROUND FLOOR-LIVING AREA
The villa consists of two floors.
The ground floor offers a very elegant, spacious and bright living area. The atmosphere is cosy, with sophisticated designer furniture. The living room offers a very comfortable sofa where you can relax in front of a large HDTV.

KITCHEN
Adjacent to the living area is a modern kitchen, with wood and stone effect furniture, which overlooks the veranda and garden.
It is fully equipped with a fridge, freezer, oven, dishwasher, microwave, coffee machine, kettle, toaster and a complete set of utensils for cooking.

BEDROOMS + PRIVATE BATHROOM
On the ground floor there are 2 elegant bedrooms:

- 1 with a double bed and private bathroom;
- 1 with a sofa bed for two people and private bathroom.

Both are air-conditioned and have the necessary compartments to store your personal belongings.
The two bathrooms are modern, elegant and each offers a shower cubicle, toilet, washbasin and hairdryer.
Soaps and a welcome kit with shampoo and shower gel will be provided.

UPPER FLOOR + SEA VIEW TERRACE
Access to the upper floor is via an external staircase to the veranda, offering a new independent area with great privacy.
The Suite has a private terrace from which you can admire a beautiful view of the sea and the Gulf of Cagliari. At sunset, the panorama offers the best moment. To allow you to enjoy these moments, the terrace is equipped with a practical sofa, cushions and small table.
The bedroom has a comfortable double bed, adequate space and a sofa bed that can be opened up to accommodate two more people.
The en-suite bathroom is large, with a walk-in shower, bathtub, washbasin, toilet and hairdryer.

With three modern equipped bathrooms, comfort is guaranteed for all guests.

The villa is fully air-conditioned and has free Wi-Fi.
We will provide bed linen and a set of towels for each guest; a laundry area with washing machine is available.

VERANDA AND GARDEN - OUTDOOR KITCHEN AND POOL

From the living area, you have access to the beautiful veranda with two areas equipped with table and chairs to allow you to enjoy your meals in the open air and a view of the garden.

The villa offers the best amenities such as a second kitchen in the garden, two barbecues, a super-equipped outdoor kitchen, an outdoor fridge and a service bathroom.

In the middle of the well-kept garden is the beautiful swimming pool. Sunbeds are available for you to enjoy the wonderful Sardinian sun in complete privacy.
In this area there is also a comfortable outdoor shower.

Imagine having fun by the pool, cooking in the open air or at the barbecue while enjoying the sound of the sea waves from the garden! From here, you can reach the beach via the private access that borders the garden.
Private outdoor parking is available on the property.

The villa has a total of 3 bedrooms and 3 bathrooms and can therefore comfortably accommodate up to 8 people and is the perfect solution for families or groups of friends who wish to spend a dream holiday in comfort.
The property is fully fenced and perfect for children, who can run around and have fun outdoors, in the pool and in the beautiful garden.
