Pat’s Porch is a fully remodeled 3-bedroom, 1-bath cottage available for monthly stays from December through April. Located just a 5-minute walk from Hampton Beach and the boardwalk, this furnished home features a newly updated kitchen, mini-split heating and cooling, fast WiFi, off-street parking, and a classic covered porch. Well suited for professionals, families, or extended winter stays seeking a comfortable coastal home base in a residential setting.

Please note: This is one of two cottages on the property. The second cottage is located behind Pat’s Porch and may be occupied during your stay. Each unit is fully separate with dedicated entrances.

PLEASE NOTE:

✫ We provide a starter supply of essentials (shampoo, body soap, hand soap, paper towels, and toilet paper), coffee, sugar, and creamer to help you settle in.

These items are intended to get you through the first few days of your stay. If you anticipate needing more, please plan to bring additional supplies.

✫ A $100 fee per pet applies and will be charged through our software after the booking is confirmed.



FYI - We have a Ring camera on the exterior of our property facing the outside of our entrance. This is to keep all guests safe and to keep the property secure. We also use a Minut noise monitor that only detects decibel levels and DOES NOT record. This is to prevent parties and keep the peace with our neighbors :)



Guest Access:

• Full access to the cottage with off-street parking.

• One dedicated parking space year-round, with a second space available during winter months (Nov–April).



The Neighborhood:

Busy but residential area with road leading directly to the beach. Most neighbors are full-time residents so please be respectful of noise levels. Note: We do a background check on every guest.



Getting Around:

Almost everything is walking distance away. If you need a CVS, hospital or urgent care, you are minutes away right down Rt. 101.

Please be mindful of our neighbors during your stay. Our property's quiet hours are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.



We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. Minut is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. There are also two outdoor security cameras for your protection. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.



FYI - For guests bringing pets, please clean up after them. We will be requesting additional payment for any extra clean up from your pet. (The pet fee - $100 per pet, only covers additional cleaning to make sure to get all pet fur by double washing all linens, wear and tear on flooring/carpets and furniture). No more than 2 dogs allowed.
