Located in a large country estate, Villa Anselma is a beautifully restored 13th-century water mill with a private swimming pool and underground jacuzzi. The villa is tucked away in the Murlo Valley next to a stream and offers a peaceful retreat for those seeking a quiet holiday in the heart of Umbria.

You are within easy driving distance of the restaurant on the estate (Il Caldaro) and many well-known towns such as Perugia, Siena, Arezzo, Gubbio, Todi and Orvieto. Florence and Rome are also just two hours’ away by car.

Villa Anselma (170 sqm) develops over three levels. The road to the property is a white gravel road which is long and occasionally steep, not suitable for sports cars or other low-height vehicles. Also, due to the spa and proximity of the stream, the villa is not suitable for children under 14.

In the basement of the villa, you will find an indoor whirlpool with a view of the stream.

The entrance to the villa is on the ground floor where you will find stairs down to a well-equipped kitchen (with access to a shady outdoor terrace). There is also a sitting room (with sofas and chairs) with access to the basement whirlpool and outdoor sauna.

On the first floor you will find one double bedroom (with king size bed) with ensuite bathroom (with shower and bath) and access to the garden. A few steps up, you will find another double bedroom (with king size bed) with ensuite bathroom (with shower).

The garden features a swimming pool (11 m x 5.9 m; depth 1.5 m; heated at extra cost; open May - September) with ladder steps and a sun terrace (with sun loungers), one terrace with a pergola (with four-person dining table) and a second terrace next to the stream (with sun loungers) and an outdoor hot tub.
