The upstairs of this house is beautiful..downstairs(basement) leaves alot to be desired. Be aware before booking that 2 of the bedrooms are in the basement.

This home is absolutely beautiful. Everything is well maintained, and the house is spotless. Todd is a wonderful homeowner who makes you feel welcome right from the very beginning. It is close to a lot of wineries, and close to the town of Geneva. I visited the house to do several events in the town of Geneva in February, and even though it was winter, it was absolutely gorgeous. Waking up in the morning to the view of the lake was amazing. I highly recommend this home.

8 adults stayed here. The kitchen had every appliance. The views are spectacular even with rain. The location was perfect to hike and visit wineries. Of the 2 rooms upstairs only 1 has the bathroom attached to it. And of the 2 rooms downstairs you have to share the bathroom also not attached to either bedroom. You do need to bring bottled water for cooking and drinking. We had 8 people but the table only had 6 chairs. Overall a great stay!!

This house was a great disappointment. There was a ceiling that opened with debris falling in the bathroom, lots of mold, not senior friendly as advertised, could not open doors to outside because screens had holes. We also found it strange that there wasn’t any toilet paper, even for one night upon arrival. It did have a great view

Overall we had a lovely time at this location. The great room is truly great - the open concept connecting the living room, dining table and kitchen meant our whole 10-person group was able to spread out and still be part of the conversation. Having 3 bathrooms is a nice perk as well, especially with large groups. Even with great properties, I always try to think of something that could "make it better next time" - in this case, maintaining some kitchen staples. I've learned from experience with rentals to bring certain items with you: aluminum foil, spare trash bags, etc. And for our stay, at least, this property lacked a few fundamentals such as salt, pepper, measuring items (liquid cups, spoons) and dishwasher detergent, so I'll add those to my travel list. In the grand scheme, relatively minor things to be worried about - this place is still a 5/5, and I'd be happy to visit again (perhaps in warmer weather to really enjoy the dock!).

Really wonderful and gorgeous house. The views just take your breath away. You can't beat the porch, which is where we spent most of our time. Our family had plenty of room to spread out with enough bathrooms that we weren't bumping into each other. I wouldn't hesitate to rent here again. My criticism includes, on the listing there is a sleeper sofa/futon on the lower level, either we couldnt figure out how to pull it out or we have different definitions of a sleep soda, either way I had a family member that wasn't able to utilize it as advertised in the listing. The other item is there is a list of items to do before leaving , nothing outrageous but since check out time is at 10am with the penalty of an extra charge if late, it left us rushing to get the list done instead of relaxing during our last morning. All in all, a really beautiful house , great location to wineries, Geneva and Watkins Glen .

Property was clean; kitchen was very serviceable and amenities were as described. The view from the upper deck is amazing! It would be a 5-star except for 2 issues (which are important to consider): 1. The step area/concrete at top are slightly dangerous - the concrete is slanted and stairs are slanted a bit as well. As we have some elderly in the party we chose to not go down to the fire pit as a result. This is really the reason for 4-star instead of 5. With the fire pit at the bottom you have to navigate to use the fire pit. 2. The grill - it's a very sturdy charcoal grill but like you see in parks - a big square with the front completely open. As such you have tremendous heat loss. And no gas grill to compensate. If you cook in kitchen not an issue - but you need to plan your visit accordingly. We would absolutely recommend this property as long as you are OK with the above 2 issues.

The only thing this place has going for it is location to several wineries/breweries. We booked this property because of the hot tub. Unfortunately the hot tub was not in working condition, it wouldn't heat up and the jets weren't working. The cover was broke, and the inside was dirty. After calling the owner a maintenance guy game out on Saturday. His comment was...this really needs to be replaced. He did repair it enough to get the water up to temperature but upon entering the hot tub most of the jet pieces were floating on top and not generating any jet flow. The owner needs to have someone checking on his cleaning service. Overhead fans looked like they hadn't been dusted in months. The downstairs bathroom had pealing wallpaper and moldy ceiling. The kitchen table has seating for 6 with 4 extra odd chairs. So don't expect to sit down with more than 6 people for a comfortable dinner. If you are sleeping in the 2 downstairs bedrooms, expect the furnace to keep waking you up, especially the bedroom with the lever doors. I'm really not a picky person but when you are spending that kind of money you expect more. We've rented other winery weekend properties that were above and beyond this place for less money. Unfortunately owner indicated he would be refunding us one nights stay for the issues but we haven't receive a dime.

What a disappointment. I felt like we were duped by photos and descriptions. After not being able to rent a BEAUTIFUL, IMMACULATE house we previously rented on Seneca last year, we were forced to look for a different house. This one peaked our interest because of location and hot tub. Well, where should I start.. Home was extremely outdated, furniture was really worn out, beds were hard and mine squeezed every time I turned over. If you had to sleep in the basement during cool weather forget about it: the furnace was really loud and turned on and off all night long. The bathrooms were dirty, towels were Walmart quality washed 1,000 times, and they only gave you a thin sheet and thin quilt on the beds. Not one extra blanket in the whole place. There was a dirty tissue under my bed, and a few of the lamps didn't work. Oh! The best was the hot tub was not working when we arrived. The owner did get someone to come out the NEXT day, but even the repair guy said it was complete crap. He got it to heat up, but no jets. Plus it was filthy. We complained to the owner and he said we should of called him..really? Since when should you have to call AFTER you've arrived to have the house cleaned?? Last I checked everything should be cleaned before guest arrive. So long story, but NO I would not recommend this place (especially for the $$) unless you have really low expectations of what a rental property should be.

We stayed here for our annual family vacation in May 2023 and we had a two year old and a 9 months old with us. The space is so clean and spacious, we enjoyed our time here and the view from the deck was amazing!

Great place to stay with a large group. Very pretty on the lake. Property manager needs to be a little more helpful and respond more quickly as we fixed the problem ourselves while we waited for a response but overall it was a great trip.

This is one of the nicest places we have stayed in the fifteen years we have rented summer homes in the finger lakes. The huge wall of windows gives a great view of Seneca Lake from the living room, dining room and kitchen. The deck is huge and lots of seating/table was provided. The gradual water entry was welcomed for kayaking, playing on floats and use by our dog. The home was very clean. Owner easy to reach with questions. Lots of living and sleeping space. Powerful a/c was appreciated, although some zone differences in temperature were tricky to negotiate. Furniture was in great condition. Kitchen fully equipped. Will stay here again!

We rented from 8/14-8/21 but won’t rent again for the following reasons: Upon our arrival we found wet laundry in a VERY overloaded dryer (2 sets of sheets, 8 bath towels, several wash cloths and hand towels) all in one load! I rewashed all of it (separated into 3 loads) to make sure it was clean. The first load of 4 bath towels and washcloths took two 50 minute cycles on high heat to dry. I left Todd a message on 8/15 about the laundry issue, dryer not working properly and a broken window near the driveway. He replied within 5 minutes and advised a replacement window was on order and would have their service company call me directly to coordinate a time to check the dryer. By 8/17 there was a bigger issue; mouse droppings on the kitchen counter! I left Todd a message requesting an immediate reply and advised their service company didn’t call me about the dyer (Todd didn’t reply). I left him another message on 8/18 (still no reply from Todd). The “Welcome to the Lake” instructions at the house only had Todd’s number to call; however after arriving home and accessing my email I found additional phone numbers for Tom and Norm (perhaps they could be added to the instructions at the house). I also planned on notifying Todd of the following but he didn’t return my calls: Only a small section of the dock was rebuilt and the rest is in horrible condition! The mooring whips were installed into old split boards; the board closest to the end of the dock was lifted up, twisted and not properly screwed. During a heavy rain storm we were concerned about our boat being damaged and had to purchase additional bumpers to protect it from the dock. The master bedroom mattress has two deep body impressions and needs to be replaced. We couldn’t use the shower/tub in the main bath upstairs because it wouldn’t drain. The morning sun heats up the family room; unfortunately the sliding doors don’t have screens so we either had to turn the A/C way down or leave the doors open and deal with the flies/bees. The handle was missing from the sliding door near the kitchen. Upon retrieving my dog’s toy from under the couch I noticed lots of dust and a few game pieces from previous renters. Walking barefoot will confirm the floors were not clean. The lower level shower stall had black mold on the ceiling. The sliding door lock on the lower level doesn’t work; there’s just a board there for security. The fire pit was by the water and not inviting to use in a corner of tall weeds.
