HOUSE RULES RECAP
CHECK-IN AND CHECK-OUT:
• Check-in is from 3 PM onwards. Early arrival requests must be agreed upon in advance through Airbnb, subject to availability.
• Check-out is by 11 AM. Late departure requests must be arranged in advance through Airbnb, subject to availability.
IDENTIFICATION:
• The main guest must provide a photo ID. Only guests listed on the reservation are authorized to stay overnight. Any additional persons visiting the property are the guest’s responsibility.
NO PARTIES OR EVENTS:
• To ensure a pleasant stay for everyone and to respect our community, parties or loud gatherings are not allowed. Please keep noise levels minimal after 10 PM and adhere to the local noise ordinance. We love a good celebration, but we ask that you keep gatherings low-key and respectful.
• A penalty fee of $300 will be charged for violations of the no loud-party rule. Violations may result in immediate eviction, and cancellation of your reservation.
SMOKING POLICY:
• Smoking is not permitted inside the property, in the pool area, or within 10 feet of the front door or garage door, as smoke can easily linger indoors. A $400 fee will be charged if smoking is detected in any of these areas. We appreciate your understanding and cooperation.
PETS:
• No pets are allowed.
GUEST LIMIT:
• Please do not exceed the maximum number of guests specified in your reservation.
POOL SAFETY:
• All children must be supervised by an adult at all times when using the pool.
• We have a safety Fence and can leave it set up upon request.
NO COMMERCIAL PHOTOGRAPHY OR VIDEO
• Commercial photography and filming are strictly prohibited on the property. This includes any content creation for commercial purposes, particularly adult content production. Violations may result in immediate reservation cancellation without refund.
GARBAGE AND RECYCLING ( FOR LONGER STAYS):
• Trash is picked up every Tuesday at 8 AM. Recycling is collected every Friday at 8 AM. Bins are located on the side of the house next to the garage.
GRILL AND PACK ‘N PLAY:
• No additional charge for grill and propane, or for pack 'n play and highchair. Please request these items at least 48 hours before check-in.
• Grill must be cleaned after each use.
AMENITIES:
• Complimentary hand soap, shampoo, conditioner, and body lotion are provided. If you need anything special, please request it a few days in advance. An Iron, hairdryer and hair straightener are available for use during your stay and must remain on the property.
PARKING:
• Driveway parking is available for up to 2 cars, with an additional 2 cars allowed in the garage. Please do not block sidewalks or park on the grass. Street parking is permitted only in front of the property.
SELF-CHECK-IN:
• Self-check-in is available with a lockbox. We will provide you with the code 24 hrs. ahead of your check in time.
DEPARTURE INSTRUCTIONS:
• Upon departure, please leave all towels on the floor, turn off all running appliances except the fridge, and place all used dishes in the dishwasher.
LIABILITY NOTICE:
• This property is private. The owners are not responsible for accidents, injuries, or illnesses that occur on the property, nor for the loss of personal belongings or valuables. Please keep the property and its furnishings in good condition. Moving furniture is not allowed except for patio/pool furniture.
WEATHER POLICY:
As we are in Florida, hurricanes and storms can occur. We are not obligated to provide a refund for any weather-related issues. We always recommend that guests purchase travel insurance to cover any last-minute changes due to weather.
MAINTENANCE ISSUES:
• Report any maintenance issues or damage as soon as they arise. Prompt reporting helps us address problems quickly and avoid further issues.
MINIMUM AGE:
• The minimum age to rent is 18 years old.
