    1121 E Balboa A/B is professionally managed by Newport Beach Vacation Properties. This double unit, 2 story home is sitting right on the sand, with stunning ocean front views. The upper unit is newly remodeled and the lower unit has kept its beachy charm. Just a block away from Balboa Village, the Pavilion, Fun Zone, Ferry and many restaurants and boutiques, this home is in the heart of Balboa, yet just out of the way of the hustle and bustle.



    The upper unit has a beautiful open air living room that has a beautiful view of the ocean from the wall of windows that open up onto the shallow balcony. The living area has 2 dining tables with plenty of seating for the whole crew. Just beyond is a fully equipped kitchen with everything you may need and a powder room just across the hall.



    Down the hall follows the 3 bedrooms and 2 full bathrooms. The first 2 bedrooms share the full bathroom in the hall way. One bedroom has a queen bed and the other has a twin bed over a full bunk bed. At the end of the hall you will find the spacious master bedroom with a queen bed and an en suite full bathroom.



    The lower unit is a similar layout, with a living room as you enter, followed by a dining nook and a fully equipped kitchen. Down the hall is the master bedroom with a queen bed and an en suite bathroom. Followed by another full bathroom in the hall that is shared by the other 2 bedrooms. These bedrooms have a queen bed in one and 2 twin beds in the other. Just outside the living room is a spacious patio with a dining table and BBQ for out door meals and lounge chairs for soaking up the sun.



    There are two electric car chargers in the garage and room for 2 vehicles as well as a washer ad dryer.



    Balboa is a quaint, small beach town consisting of only 3 small blocks adjacent to the Balboa Pier. Here you can peruse the shops, restaurants, bars, and FUN Zone. Take in the views off of the Balboa Pier, rent a bike or a kayak, or go whale watching or deep sea fishing from the many boats that leave the Balboa Pavilion daily.



    *Please be aware there is construction right next door. City construction hours are only allowed M-F 7am-5pm.

    Guests have access to the entire property, meaning both the A & B units, the patio & balcony, as well as the entire garage.



    Other Things to Note:

    - This listing is a duplex and for both units.

    - Please be aware there is construction currently right next door. City construction hours are only allowed 7am-5pm M-F 7am-5pm

    - 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police

    - Must be 26 or older to book

    - Must provide your email and be able to access our company online portal for house info.

    - No parties or gatherings.

    - We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.
