Located less than three short blocks from the best stretch of beach in town one direction, and just steps from the bay in the other direction, all details have been thoughtfully planned and executed. Probably the most visible – or invisible – features are the front sliding glass doors that retract into the walls, providing a spacious indoor/outdoor mix of seating and entertainment as the front patio blends into the living, dining and kitchen areas. The living room and outdoor patio are separated from moving glass doors that can be hidden inside of the wall to create a wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and top of the line appliances. You can choose to cook your meal on the outdoor grill or in the gourmet kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation.
As you continue through the house, there are private laundry facilities are conveniently located in the hallway that lead to the sleeping and bathroom quarters. The master bedroom has a King bed and private bathroom with a shower. There is also a large flatscreen TV located in the master bedroom.
The second bedroom has a comfortable queen bed. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.
To fulfill the sleeping arrangements for 5 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.
Air Conditioning: this property offers optional AC at the cost of $12.50 per day (taxable). During the warm months (June-September), some guest may want AC. We realize some guest do not want AC and we find it best to give them the option of not paying for its use.
Please be aware that this is entirely a non-smoking property, including the front patio.
PARKING: The parking is shared with the neighbors, but there is a parking space (midsize car or smaller) for our lodgers. One car parking in the shared garage with rear alley access. The garage slope is steep, please park on the slope. General neighborhood street parking (metered or unmetered) also in area.

Summer Rentals are typically 7 night minimum and arrivals and departures are on SATURDAY IN JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!
Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.
The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. A trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

The property was exactly as advertised - clean, modern, close to the beach. The photos were accurate and the price was very fair. Overall, an excellent experience for us.
Everything was just perfect. Very nice apartment, very stylish especially from a European perspective, everything you needed for a great barbecue on the terrace - and the most important thing: just a very quick walk to the beach. And finally - Newport Beach is the place to stay!
Home was very clean and had a well equipped kitchen. Location was easily walkable to the beach and pier. We were there for an event in Huntington Beach and gave us easy access in and out. Would definitely stay there again!
We had the pleasure of staying for at this house for 2 weeks. The home was perfect for 4 adults, it was clean and well-kept and in the perfect location to walk or ride bikes pretty much everywhere! The only suggestion I would make is to have thicker/nicer beach towels but other then that everything was wonderful!
We enjoyed very much the property. Place it self and location. The owner/manager was very helpful. We didn’t use the parking because too risky but didn’t have any trouble to find a place in the area, except on Déc 31.
The property and location was perfect! Low traffic street-easy walk to beach, restaurants, market. The property was beautiful-loved the open patio! Privacy with the plantings was perfect. Fun for cooking-open to living room and patio. Very clean and good communication.

We had a fantastic stay. The home is close to the beach and walking distance to grocery store and restaurants. Parking in the garage is a bonus. All bedrooms are comfortable. The kitchen had everything we needed. Home is on a quiet street. Plan to vacation there again.

Fantastic!
The unit was immaculate upon arrival (props to the cleaning staff!) and is conveniently located near the beach, restaurants and grocery store. We loved being able to open up the living room into the patio. Scott was very prompt in responding to our emails. What a great spot for a family vacay!

Fantastic Rental
This beach rental was absolutely fantastic. Loved how close it was to the beach, bars, restaurants, shopping, and nail salon. We especially liked how the whole sliding glass door opens up to the patio so you’re not consistently opening and closing a door. The rental has been updated and was done beautifully. We will definitely be renting this one again for our next beach vacation.
Been going to Newport for years and this was my fav property .. From the location to the remodel and the garage, it was perfect ..
Only bummer was chairs on patio , 2 were broken but prob from sun rot .. Other than that , this place is perfect and I’ll be renting it again soon !
This stay was booked last minute as we were supposed to be going to Maui. Despite it not being Hawaii, we were extremely satisfied with the house, the amenities and its proximity to the beach. The neighborhood felt very safe and we were able to walk to everywhere we went. Plenty of restaurants to choose from and the grocery store is literally at the end of the street. Would recommend this location and home.
We had an amazing girls trip at this beach cottage. Only a couple blocks from the beach, we were able to get to the pier and restaurants in just 10 minutes. The house was clean and fit four of us perfectly using the sofa bed. Our host was very responsive and helpful. The garage was available to use for parking but is very steep as it is under the house. Easy to use once we got the hang of it. We would definitely stay here again!
Wonderful place in a perfect location for a beach getaway. Nice home overall. Needs some personal touches. Pots and pans were really bad and beds uncomfortable. the house was not thoroughly cleaned (hence toenails on dresser, outside table and patio not clean).
We would definitely recommend staying here. Everything was as listed, except for the garage situation. It's very impractical. After you book they say you will be parking at your own risk. That being said, the street parking worked out just fine for us! We never had to park more than a block away. This is a great location! Easy walk to the boardwalk/beach with shopping and restaurants.Everything in the home was clean and in working order. The beds were quite comfortable and the curtains blocked the sun nicely for sleeping. The couch situation wasn't the most comfortable, but we didn't spend much time indoors, so it wasn't a huge factor for us. Would recommend!
Great location just a short walk from the beach. Quiet neighborhood and road parking is fine. Well equipped kitchen and super responsive host when we had an issue with the internet which was fixed quickly. We go to Newport twice a year to visit our daughter so would definitely look up this place again.
Fantastic stay. Everything in the home was pretty much new and Scott responded incredibly fast for our questions and inquiries. If you’ve got a large vehicle, just be aware that parking is super hit and miss in the neighborhood and the garage is on the smaller side with a steep incline that goes under the house. Super short walk to the beach. Quiet safe neighborhood. We do night walks and it was great. Highly recommend this place. Would definitely stay again.

This is a Newport Beach gem! Walking distance to the beach, a grocery store and restaurants. Home is lovely and exactly as described and photographed. Scott was a wonderful host!
