Great Spot!
Loved our stay at House of Alice. It’s very centrally located in Tuscany. Francesco was wonderful and took care of reservations and recommendations for us. The village itself is very small. The house was clean and well appointed. Small recommendations are; it could have used more efficient seating in the living room, a few more kitchen items, larger coffee maker etc. Also the bathrooms could use hooks and a shelf. Overall a wonderful and charming place! I would highly recommend!

Nice Stay Away from the Crowds!
This place was so pretty and away from the touristy areas. We were able to see San Giamigano (sp?). Siena, Montepulciano, Montalcino was very close by. This place is in the middle of the prettiest part of Tuscany!! The place was very nice but could use some racks or hooks for your towels and a place to put your shampoo etc. by the shower. 😁

Castelnuovo dell'Abate
Posto incantevole, tranquillo e rasserenante. Collegato a delle cittadine incantevoli. Perfetto per un viaggio rigenerante. Consigliato per amanti del vino. La casa molto accogliente, e silenziosissima. Il paese altresì carino, alle porte di questo una "vineria aperta" con cibo e soprattutto vini unici.

Wonderful Apartment
It was our first visit to Tuscany. The apartment has been professionally renovated. The hosts are very prompt to answer questions and made check-in very easy. It is a bit of an uphill hike from the parking space to the apartment. We suggest pulling up as close to the apartment as possible to unload, then, go park the car.

Lovely Tuscany apartment!
This apartment is a gem. Lovely, cozy, and well-appointed. Beautiful view of the Tuscan countryside from one of the bedrooms! Check-in was seamless and the owner was very responsive. Be aware that Castelnuovo dell’Abate is a small village with one small grocery store and restaurant; for more options you will need to drive to Montalcino (9 km away). This apartment was an excellent home base for exploring the area. Thanks for a wonderful stay!

SCAM - DO NOT BOOK
THIS A SCAM! Do not book! We booked a 1-night stay for February 26, 2024. The booking was paid in full on February 9th, at the owner's request. Final payment was not due until 2/19. On the date of arrival, the owner would not answer our calls or VRBO's repeated calls to get a code to get into the rental. We were stuck with nowhere to go but drive to back to Rome. Thank God for Doubletree Suites who took us in and upgraded our room because they felt so bad for us. Shame on this owner!

Thank you for your review. I would like to inform you that our structure boasts 16 apartments, all managed by the same staff, and we are not a scam. Unfortunately there was an error sending the check-in information. The apartment was ready for your welcome. I must say that we have not received any calls or messages from guests (in case you have problems finding or entering the property, you generally call the property number, which is written both on the apartment door and in our reception area). I would also like to point out that once we were made aware of the problem, we proceeded with a full refund of the booking, so no one was scammed here.

Tuscany Dream
House of Alice was amazing. The beautiful village of Castelnuovo Del’Abate was like a fairy tale. Perfectly situated for day trips all over Tuscany. The house itself was beautiful, and met every expectation.

Amazing Stay and Comfortable Beds with a view
The hilltop apartment was magnificent. It has been beautifully remodeled, clean, uniquely decorated and comfortable beds. The master bedroom has a window that opens up to a 180 degree view of Tuscany, while lying in bed that's what you wake up to! Francesco was a fantastic host. Dream Vacation
This bungalow is even more charming than the pictures. It was absolutely perfect for our first visit to Tuscany. Everything about the village was exactly as described and exceeded expectations. Francesco consistently went above and beyond from the time of booking to the end of our stay. I highly recommend renting E-bikes while you stay in the area, ride the countryside and visit the wineries. It is a magical experience. Visit the abbey - it is stunning. Follow Francesco's advice on what to see and do in the area. There is also a lot to experience in the nearby Montalcino. We cannot wait to return to the House of Alice!

We spent 13 days in the House of Alice. The pictures were completely accurate as shown on VRBO and our hosts were great. Very attentive and helpful with questions and requests. The stay was very comfortable for both couples. The location was perfect for day trips around Tuscany. We would highly recommend The House of Alice. Thank you again, to our wonderful hosts!

Pictures don't do it justice. Charming set in a small medieval town. Clean, comfortable and felt like I was in a castle bedroom. Francesco was extremely helpful in getting us settled and checked in. He also set up reservations for us for some wineries in the area. Only sugesstion is that you need your own car to get there and get around. Wonderful stay!

Pretty apartment
Casa di Alice is a pretty and comfortable apartment. The decor is stylish and appealing. The air conditioners in the bedrooms are necessary for good sleep in a heat wave. The bedrooms, bathrooms and kitchen are well equipped for a short stay. The location is quiet and scenic, overlooking the beautiful Tuscan countryside. The reception staff are pleasant and helpful.

Stunning & Magical Apartment in Montalcino
During our two weeks traveling Italy, The House of Alice was our most treasured stay. The medieval apartments have been tastefully renovated in the beautiful style of the region, and the views are absolutely stunning. The apartments are comfortable, cozy, and airy, the family who runs the place were so lovely, and we were sad to leave. Heartily recommend; The House of Alice will not disappoint!

Beautiful apartment
A beautiful apartment with a homely feel and well furnished. Very clean and comfortable to stay in with lots of character. A toaster and a few additional bits in the kitchen would be handy when eating in. Free parking nearby and lovely surrounding countryside to explore. The village is low key and peaceful but with a useful little shop for groceries. We would happily return.

Italian vacation
This rental property was fantastic. The property manager was such a gracious host. Visiting Castellunovo dell’abate, Montalcino, and, Montepulciano were the most favorite part of my trip to Italy. I will definitely come back.

Lovely Christmas visit
My husband and I stayed at House of Alice for Christmas week. Check in was easy and Francesco was very helpful with restaurant recommendations and other advice. He even sent us a message wishing us Merry Christmas. The apartment is lovely, with great views and the town is absolutely charming. It is centrally located for visiting a lot of areas within Tuscany, so we used it as a base for day trips. The beds were comfortable, the pellet stove kept the unit very warm. The kitchen was sufficiently stocked although a microwave would be helpful. As others have commented, the seating in the living area is very limited. The grocery store in town had what we needed in terms of basics and there is a little shop that has wine and homemade desserts and cappuccino. We also appreciated the wine stocked in the apartment for purchase (olive oil as well). We loved our stay and would happily return!

Heaven on a hill top
The House of Alice was comfortable, well equipped and although perfectly traditional and quaint has been renovated beautifully with all modern amenities. There were only a couple of chairs in the living room but as a party of 4 we just used the dining chairs which worked well for us. We were 2 couples and the 2 bedrooms, each with an ensuite, were perfect. Situated in a hill top town you are rewarded with amazing views from the landing and one of the bedrooms once you have navigated the hill and stairs in the house. We easily got used to the short climb from the car park, but you should have easy mobility if you wish to stay here. We loved the village and enjoyed a rustic dinner in town, as well as wine tour in Podere Le Ripi nearby. (Which we would highly recommend). It was a perfect home base to explore Montelcino and the wider Val d’Orcia. Overall we would highly recommend this lovely accommodation.

Sister’s in Italy!
This property is “Italian quaint” at its finest. They managed to keep all of the ancient Italian charm but upgraded beautifully to modern convenience. The small borghetto is very quiet and the perfect place to relax after a long day of wine tastings at the many wineries nearby. It was an Italian dream come true!!!!!! Stay here!

Views, history, rejuvination, quiet and exercise
After the cacophony of Florence, staying in this quiet hill village was perfect for our nervous systems. There is a deep grounding when staying in a town and building of cobblestones, brick, wooden beams and rock. It is both ancient and modern in its conveniences. It is a quiet place to rejuvenate in between exploring the surrounding areas, including the great hill town of Montalcino. We were there in a hot June and the air conditioning in the bedrooms were super appreciated. The views of the surrounding countryside are astounding. There is a small store along the central street a short walk from the apartment that opens at 5 pm, where you can get many essentials, including all the Italian staples. Walking up and down the hill of the town and the stairs in the apartment is excellent exercise. For cooks, the kitchenette was fine, though it could be more complete with an oven and some better knives. If this is no big deal for you, then you will probably love this place. Restaurants abound in Tuscany.

Best of the best
We stayed in great apartments in Venice, Florence, and Rome but this was simply beautiful. The apartment is lovely, parking was convenient, and the village has gorgeous views. The larger neighboring village, Montalcino, is accessed by a winding road with incredible views of mountains and fields of olive trees and grapes. The town itself has nice restaurants and beautiful architecture. Truly a perfect Tuscan experience.

Magic in Castelnuovo dell'Abate/ Montalcino
This village is MAGIC and this particular VRBO could not have made up happier. My husband, daughter and I went for a family vacation to Montacino, Tuscany. Castelnuovo is a tiny village about a 10 minute drive from Montalcino and it is just the most lovely, quiet, beautiful place to call home while you are in Tuscany. Stone walls, beamed ceilings, everything is just right here. Our daughter had her own little sweet as did my husband and I and we just could not have loved it more. We would DEFINITELY --with 5 stars--recommend Stefania and her very special home in Castelnuovo dell' Abate!!

A Lovely Place
We so enjoyed our all too-quick stay in The House of Alice. The rooms were lovely, nicely decorated, warm, and cozy. The view was fantastic from one bedroom, though I really do encourage the owners to put up a curtain one can draw at night--there is a streetlight that blares into the room. I made a curtain from two towels and two pillows that worked fine. But in the morning! What a view. We also took a suggestion to go to a winery on our way out, and it was lovely. Also, the winery guide gave us a fantastic recommendation for a restaurant in Montalcino., Osteria Porta al Cassero. Amazing. Wish we could have stayed longer.

Fantastic gem in the heart of Tuscany!

Great stay!
If you want a quiet cozy place to stay in small hilltop medieval town close to wineries and Montalcino, staying at Alice is for you. Accommodations were modern and comfortable since the house was recently updated. Each bedroom has air conditioning in case you need to close the windows. Bring a clothes line if you want to hand wash and hang dry some clothes. Getting to Alice was an easy trip from downtown Rome up route E35. We made stops in Montepulciano and Pienza along the way. We found ourselves doing the 12 minute ride to Montalcino a two times for dinner. We drank table wine and had pizza at Ristorante Locanda di Sant'Antimo just a short walk down the hill. Be prepared for some climbing. Alice is on Via Borgo di Mezzo which has some steep sections. Parking is free and a short distance from the front door. Stefania was a wonderful accommodating host. She provided lots of information about the area and made our stay very easy. Thank you!

Charming but frustrating
I wish I could give this place 5 stars but there were a couple of issues that left my family feeling frustrated. First the good things. The rentals are located in a very charming medieval era hamlet at the top of a hill overlooking beautiful Tuscan countryside. The rentals feel newly renovated and are very stylish, comfortable with plenty of space. Our problem is that the rental we were booked in was not available when we arrived and were put into another adjacent to the one we booked. The plan was set so that we would spend two nights in one then relocate to the other. We had been traveling for two weeks at that point and really wanted to unpack and relax. We told the property manager we were just fine where we were even though it was a bit smaller than the original one we booked. The manager was apologetic and did buy us dinner but still we just wanted to unpack, relax and not have to think about moving. Also, it does seem no one was booked into the first place we were staying after we moved so it is very confusing why we had to move at all. The second major problem was that one of the beds in our second location squeaked so loudly at the slightest movement it was hard to sleep at night. There were also some minor creature comforts that would have been nice like proper cooking utensils but that’s very minor. Having to move and the squeaky bed and we can’t rate this experience higher than 3 stars

Good evening Ian, the reason why I proposed to change the structure with another of the same value is that we had an overbooking, which covered the first two nights. I contacted you two days in advance to inform you of the incident. I also offered you a dinner for 4 people to make me forgive and you accepted without objecting. I still apologize for the incident and I hope it never happens again.

Beautiful apartment!
Great stay at Il Borghetto. About 9 km from Montalcino in the heart of Brunello wine country. Beautiful views. Many wineries nearby. Stefania and her son Francesco were great hosts and easy to communicate with. The apartment is great for 2 couples traveling together. There was no air conditioning, but that's to be expected when living in a small hill town in Tuscany. A couple fans could have helped during the hot nights. Just down from the village is a wine/appertivo bar called Vin Canto. Great place to spend the evenings. Everything served is local and Ivan has great stories to tell about the area. Il Borghetto was a great home base for Sienna, Pienza, Montalcino and Montalpuciano. If you want to live the local life, this is your place.
