The Space:

The apartment accommodates up to 2 adults and up to 2 children (see house rules). The bright open layout features glossy marble-style floors, clean white finishes, and floor-to-ceiling windows that fill the space with natural light throughout the day.

The living area is both stylish and functional, furnished with a plush sofa, a glass coffee table, and a wall-mounted streaming TV. The modern open-concept kitchen is fully equipped with sleek cabinetry, stone countertops, stainless-steel appliances, and a spacious island with bar seating — perfect for casual meals, coffee breaks, or evening cocktails at home.

The bedroom features a comfortable king bed, streaming TV, generous closet space, and direct access to the balcony. Large windows frame city and water views while maintaining a sense of privacy, making the bedroom especially well suited for extended stays.

A true highlight of the apartment is the large private balcony, furnished for outdoor dining and relaxation. From here, guests can enjoy open views of Biscayne Bay, neighboring high-rises, passing boats, and the evolving Miami skyline — an ideal setting for morning coffee or sunset dinners.

Guest Access:

The entire space is included in this rental. After a smooth check-in at the building’s front desk, guests have full access to the apartment for the duration of their stay. Enter safely and comfortably, then focus on what matters — whether it’s relaxing, enjoying sunsets over Biscayne Bay, or spending time with family and friends.

The apartment is designed to support both leisure and business stays, so you can stay productive if needed, while enjoying your time by the bay.



The Neighborhood:

Located in Edgewater, this bayfront setting offers a residential atmosphere while remaining well connected to Miami’s key destinations and major venues — making it a practical base for exploring the city, attending large events, or simply relaxing and enjoying your stay.

Getting Around:

Lyft or Uber presents a convenient transportation choice when navigating Miami, and you can readily access complimentary public transportation like the Trolley and Miami Metromover. We highly recommend utilizing the nearby Miami Metromover for your travel needs.

PARKING RULES

✧ $200 fee for one parking spot for entire duration of your stay. Parking request must be made right after booking and no later than 24 hours before check in.

✧ Parking is available on a first-come, first-served basis. If you wish to park more than one vehicle, parking fee for each additional vehicle is $200 per month, subject to availability. Advance notice is required if you need parking.

✧ $48 daily valet fee is also available and you pay directly to building each day.

Please note that the valet parking garage enforces a height limit of 6'6", which accommodates most large SUVs but excludes trucks or vans. Should your vehicle exceed this height restriction, your only recourse would be to seek limited street parking with metered alternatives. Vehicles like slingshots, motorcycles, and scooters/mopeds cannot be accommodated by the valet service, and no electric charging stations are available in the valet area.

Furthermore, within our retail lobby, you'll find an Enterprise rental car company, providing added convenience for your transportation needs.



Other Things to Note:

BOOKING & REGISTRATION

✧ All guests 15+ must submit a clear copy of a valid driver’s license or passport for building registration.

✧ Guests must be 21+ to book. Third-party bookings require prior approval from StayCozy. Non-compliance may result in loss of refund.

✧ For some stays, a building residency application is required within 24 hours of booking and may request employment, former residency, SSN, references, and other personal details.

✧ All adult guests must complete Guesty registration with a valid government-issued ID before arrival. IDs will be verified at check-in; only registered guests may enter.

✧ Photos are representative. Furniture and finishes may vary but will be of similar quality and style.

CANCELLATIONS / WEATHER

No refunds for flight cancellations or weather unless a state of emergency is declared in Miami-Dade County, FL. In that case, you may reschedule your stay.

OCCUPANCY

Maximum occupancy: 2 adults (15+) + 2 children. No exceptions. Please ensure your reservation reflects the correct number of guests.

NO SMOKING

No smoking inside. Smoking is allowed only on the balcony with doors closed. Indoor smoking results in a minimum $500 fine plus odor-removal/deep-cleaning costs.

CHECK-IN / CHECK-OUT

Check-in: 4 PM. Check-out: 11 AM. If arriving after 10 PM due to a delayed flight, please notify us in advance.

LUGGAGE

Bellman luggage storage is available for $3 per suitcase before/after your stay.

MISSING / LOST ITEMS

Missing streaming devices/remotes may incur a $100 charge per item. We are not responsible for belongings left behind.

PARKING

✧ One parking spot: $200 for the full stay. Request immediately after booking and at least 24 hours before check-in.

✧ Additional vehicles: $200/month each, subject to availability.

✧ Valet: $48/day, paid directly to the building.

✧ Valet height limit: 6'6". Trucks/vans, Slingshots, motorcycles and scooters/mopeds are not accepted. No EV charging available.

✧ Submit IDs, vehicle details and parking receipts by 2 PM Mon–Fri. The office closes at 4:30 PM and is closed weekends. Late submissions may require valet parking until the office reopens.

BUILDING RULES

✧ Visitors are allowed only for stays of 28+ days. No visitors for shorter stays. Unregistered guests may result in immediate eviction without refund.

✧ All guests must register for biometric building access.

AMENITIES NOTICE

Sauna and fitness center are closed for renovations from July 1–October 15, 2026.
