All short-term rental guests 18 years of age or older must be registered with the Association or its designee. Guests must be pre-registered 24–48 hours prior to arrival and present a valid government-issued photo ID at check-in. The Association must receive each guest’s name, phone number, email address, and dates of stay in advance. All guests are required to check in at the front desk and must sign and agree to the Short-Term Rental Rules and Regulations. Failure to comply may result in cancellation of the reservation and/or loss of amenity access.
Unit Access & Responsibility - Access to the unit is provided via a key FOB after registration and check-in. - Key FOBs must be returned at the end of the stay; unreturned FOBs will result in a $100 replacement fee per FOB. - The Association does not provide service or maintenance for rental units. Any unit-related concerns must be directed to the Renting Owner or their designated contact.
Conduct & Occupancy - Registered guests only: Only guests listed on the reservation may stay overnight. Unregistered guests require prior approval and may result in additional fees or removal. - No parties or events: Parties, events, or gatherings are strictly prohibited. Excessive noise or complaints may result in immediate action by management. - Quiet hours: Enforced daily from 9:00 PM to 9:00 AM.
Building Policies - No smoking: The Crosby is a strict no-smoking building. Smoking is prohibited inside the unit, on balconies, and in all common areas. A $500 cleaning and violation fee will apply. - No pets: Pets are not permitted per building policy. A pet violation fee will apply if violated. - Balcony rules: Do not hang towels, clothing, or items from the balcony. Secure all items due to wind conditions.
Care of the Unit - Guests are expected to treat the residence with care. The unit is privately owned and furnished. Guests are responsible for the full replacement cost of any damaged, broken, or missing items.
Amenities, Kitchen & Energy Use - Guests may use Crosby amenities (pool, gym, lounges, etc.) in accordance with all building rules and must clean up after use. - Kitchen use is permitted. Please wash dishes, dispose of trash properly, and return items to their original place. - Trash and recycling must be disposed of in designated building areas only. - Please conserve energy by turning off lights, air conditioning, and appliances when leaving the unit.
Check-In / Check-Out - Check-In: 3:00 PM - Check-Out: 11:00 AM - Early or late access must be arranged in advance and is subject to availability. Late check-in (after 9 PM) and late check-out (11 AM–2 PM) is subject to a $100 fee upon request.
