    Extra bed: AUD 15 per stay, where available

    OTHER THINGS TO NOTE

    Please treat the apartment with care and leave it in a reasonable condition.

    The cleaning fee covers standard cleaning after your stay. If the apartment is left in unusually poor condition and requires additional cleaning beyond normal use, we may request reimbursement through Airbnb’s official process.

    Building facilities such as the pool, sauna and gym are shared amenities and may be subject to building rules, opening hours, maintenance or temporary closures outside our control.


    SECURITY DEPOSIT

    A refundable security deposit of AUD 300 plus any applicable service or processing fees related to the deposit may be required before check-in, where permitted by the booking platform.

    This deposit is held to cover any damage, missing items, lost keys, access cards, excessive cleaning beyond normal use, or breaches of the house rules during the stay.

    The full security deposit amount, including any applicable service or processing fees paid in connection with the deposit, will be refunded after check-out once the apartment has been inspected, the keys/access cards have been returned, and the apartment has been confirmed to be in good condition.

    Any deduction, if applicable, will be communicated clearly and supported with relevant details or evidence.

    APARTMENT ALLOCATION AND SUBSTITUTION CLAUSE

    This listing is for the apartment shown and described in the listing. However, in the rare event that an unexpected maintenance, safety, access, operational or building-related issue prevents us from hosting you in the reserved apartment, we reserve the right to offer you an alternative apartment of equal or higher standard in the same building or immediate Southern Cross Station area.

    Any alternative apartment offered will be of the same or better quality, with comparable features, location and comfort. Where possible, the alternative apartment will also include similar views, amenities and sleeping arrangements.

    We will communicate any proposed change as soon as possible and will make every effort to ensure the guest’s stay is not negatively affected. Our priority is always to provide a smooth, comfortable and reliable stay in a prime Melbourne CBD location.

    By making a booking, guests acknowledge and accept that, in exceptional circumstances, an equivalent or superior apartment may be provided where the originally allocated apartment is unavailable due to reasons beyond our reasonable control.
    EXTRA BED SETUP

    An additional or third bed may be available upon request, depending on the apartment and booking setup.

    A one-off fee of AUD 15 applies when an extra bed is requested and confirmed by the host. Please request this in advance so we can prepare the apartment properly before your arrival.

    CLEANING

    The standard cleaning fee covers normal cleaning after your stay.

    Guests are expected to leave the apartment in a reasonable and tidy condition. If the apartment is left in unusually poor condition or requires excessive cleaning beyond normal use, an additional cleaning fee may apply.

    This may include, but is not limited to, excessive rubbish, stains, strong odours, smoke smell, food spills, damaged linen, or any other condition requiring extra cleaning time or specialist treatment.

    Any additional cleaning cost will be requested through the applicable booking platform process or deducted from the security deposit where permitted.

    CHECK-OUT AND LATE CHECK-OUT

    Check-out time is strictly by 10:00 AM.

    Late check-out may be available upon request, subject to availability and prior approval by the host.

    If approved, late check-out is charged at AUD 30 per hour, or part thereof. Please contact us in advance if you need a later check-out.

    Unapproved late check-out may result in an additional fee, especially if it delays cleaning, maintenance, or the next guest’s check-in.

    QUIET HOURS

    Quiet hours are from 10:00 PM to 8:00 AM.

    Please respect our neighbours and building residents. No loud music, yelling, parties, gatherings, or disruptive behaviour is allowed at any time.

    This is a residential building, not a party venue.

    NO SMOKING, NO PARTIES AND NO LOUD MUSIC

    Smoking, vaping, parties, events, loud music, yelling, or disruptive behaviour are strictly not permitted inside the apartment, on the balcony, or in any common areas of the building.

    Any breach of this rule may result in additional cleaning, deodorising, damage charges, cancellation of the stay without refund, and/or a claim against the security deposit where permitted by the booking platform.

    REGISTERED GUESTS ONLY

    The number of guests must not exceed the number stated in the booking confirmation unless agreed with the host in advance.

    Unapproved extra guests, overnight visitors, parties or gatherings are not permitted.

    Additional fees may apply for any extra guests not disclosed or approved before arrival. Serious breaches may result in cancellation of the stay and removal from the property in accordance with the booking platform rules.

    KEYS, ACCESS CARDS AND LOCKOUTS

    One set of keys and/or access cards will be provided at check-in.

    Guests are responsible for returning all keys, access cards, fobs, remotes or access devices at check-out.

    If any key, access card, fob or remote is lost, damaged, not returned, or not working due to guest misuse, guests will be responsible for the full replacement cost. This may include building management fees, locksmith fees, new access card fees, lock replacement, recoding or any other related cost charged to us.

    If you lock yourself out of the apartment after check-in and require us or our local contact to attend and provide access, a one-off lockout assistance fee of AUD 50 will apply.

    SMOKE DETECTOR AND FIRE BRIGADE ATTENDANCE

    Please do not tamper with, cover, remove or disable any smoke detector, alarm, safety device or fire equipment in the apartment or building.

    If the smoke detector or fire alarm is triggered due to guest behaviour, negligence, smoking, vaping, excessive cooking smoke, misuse of the apartment, or tampering with fire safety equipment, the guest will be responsible for any charges imposed by the building, fire brigade, emergency services or relevant authority.

    Fire brigade attendance fees can be significant and may be approximately AUD 3,000 per attendance per fire engine, depending on the circumstances and the amount charged by the relevant authority.

    Any such cost will be passed on to the guest with supporting evidence.
