This home is a great home for quiet family and friend gatherings.
Sleeps 12 comfortably. Home has a wood burning fireplace inside and fire pit outside for chilly nights. Very warm and comfortable environment with many places for gathering and yet places to be alone. Great for family reunions, corporate outings, sports teams, and multi-family vacations.
The home Theater's Surround sound and huge t.v are of High Quality. It is great for keeping the kids entertained or have a fun family night.

Casita in the back occupied, houses are divided with privacy.

The Property has security cameras placed in the front area. This video footage is not shared and is recorded for liability reasons for everyone safety and security. In no way this infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned.

my property management company will have rental terms you must agree to before the reservation is finalized, which includes new Las Vegas “anti-party house” and non-disclosure regulations for our neighborhood.

Because of current laws sound levels are monitored. Sound levels must be maintained at conversation level as Las Vegas will fine YOU $1000. Music must be kept within conversation levels. There are sound level sensors in and around the home to alert you and us if it gets louder than the legal limit to prevent upsetting the neighbors.

The plumbing is given to you in good working condition. Plumbing stoppages will be your responsibility. Please be careful to not throw anything inside toilets.

No parking in neighbors driveways. Neighbors will have cars towed.
Please treat with respect.

Pool/spa heating may be added at additional cost.
please make this arrangement at least 1 week prior to arrival as it takes 2-3 full days to be fully heated.
The charge starts the day the heating its turned on.
Heating of pool must be turned on by professional pool company.
Pool and Spa used at own risk. All children under 15 must be accompanied by an adult in yard and pool.
NO GLASS AROUND POOL

DO NOT take pool Vacuum outside of the water, as this will caused it to break or be damaged and you will be charged and responsible for it.

Animals are allowed as long as they are picked up after. With a fee per day/ each pet.

Plumbing is given to you in good condition. Clogs are the responsibility of guest. Please be ware to not throw any toilet paper or tissue inside toilets.

As a guest, you and your group are hereby placed on notice that you are assuming the risks reasonably associated with the normal use of this home, and you agree to accept such risks and hold harmless the owners and employees from any and all claims which may arise from the reasonable use of the home by you or members of your party.

Furthermore, to the extent that you or those in your party use or abuse the property in an irresponsible manner, you agree that you will be liable for any damage caused to the property and/or other guests as a result of those actions. You are responsible for your personal property.
