Welcome to The Treetops! Once you step inside the front door you are greeted with large windows that invite the outdoors inside, creating an experience like no other. Built into the treetops in a peaceful cove just minutes away from the open water, you will be absorbed with all the best Lake LBJ has to offer. Listen to the birds or catch a movie on the projector on screened in patio. The multiple decks and patios have all be perfectly lit so you can enjoy outdoors in day or night!
The Space:
Inside this home you find four bedrooms and two bathrooms perfect for 11 guests. There are two living spaces on either side of the fully stocked kitchen providing ample space for the whole group to spread out and relax at the end of the day. With games and books throughout there is something perfect for everyone.
The master bedroom includes a queen size bed and a Jack N' Jill bathroom that leads to the family room. Also located near the bathroom hall is the full size washer and dryer conveniently located for all guests to use. The other two bedrooms on this level also include queen size beds and are located off the other family room.
Head out one of the three sliding glass doors to the upper deck. There is ample seating throughout as you navigate through the trees to find your perfect seat. So grab your morning coffee and listen for the birds as you watch the sunrise over the water. Or grab your favorite adult beverage and catch up with your loved ones. Head down to the lower patio where you will find the fourth bedroom with its own private entrance and patio. This room is furnished with two queens and a twin bed and views of the water. Please note this bedroom does not have a bathroom attached and guests may use the upstairs shared bathrooms during your stay.
Bringing a boat or watercraft? This home has you covered with two areas to tie up along the water's edge and protected from the wake in this calm cove. Take out one of the two complimentary kayaks and explore the cove or head out to open water! It is just seconds away from the Llano River and conveniently located near some local waterfront restaurants. Whether you're a nature enthusiast or love water sports this home is perfect spot for your next tranquil lake experience.

Guest Access:
Guest will have access to the entire house, back porches, and the boat cleats at the dock. This home does not have a lift available for guests but two sets of cleats along the bulkhead for boats.
The Neighborhood:
This home is located on a quiet cove off the Llano River on Lake LBJ. The Lighthouse Golf Course is located near this house and is close to the center of Kingsland. There are local restaurants, outdoor activities such as Longhorn Cavens, Inks Lake State Park and many more places to explore in the Texas Hill Country. The neighborhood has it's own boat ramp and two POA parks. One park is located directly next to this house.
Getting Around:
You will need a vehicle to get to and from this property and around to local attractions.

This is a Pet Friendly Property. We do require a pet fee of $100 per pet and must complete paperwork prior to arrival.
Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property.
In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.
As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.
The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.
The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.

All refunds will exclude a 5% credit card service fee.
