Welcome to your private desert retreat — a spacious split-level home on an oversized lot designed for families, groups, and guests who want plenty of room to relax, play, and spend time together.

Unlike many typical vacation rentals, this property offers an exceptionally large backyard and outdoor entertainment area, complete with a private swimming pool and spa, pickleball/basketball court, peaceful pond, and expansive areas for lounging and outdoor fun.

Inside, the home provides multiple gathering spaces, five bedrooms, two kitchens, and a dedicated theater room, making it especially well suited for larger groups or multi-generational families.

THE HOME

The residence has a unique split-level layout, allowing your group to spread out while still enjoying plenty of shared spaces.

The main and upper levels feature four bedrooms, while an additional fifth bedroom is located on the lower level, offering extra separation and privacy.

With two kitchens, guests have additional flexibility for preparing meals, storing food and drinks, or accommodating larger groups. The second kitchen is also particularly convenient for extended stays and families traveling together.

PRIVATE PICKLEBALL & BASKETBALL COURT

Bring some friendly competition to your stay with your own private sport court.

Play a game of pickleball, shoot some hoops, or let the kids burn off some energy while the rest of the group relaxes nearby.

Having a dedicated private court right at the property makes this home especially appealing for active families and groups.

POOL & SPA

Enjoy sunny desert days around the private swimming pool, followed by an evening soak in the spa.

The expansive backyard means the pool area doesn`t feel crowded or confined — there is considerably more outdoor space than you`ll find at many standard residential vacation homes.

THEATER ROOM

Movie night is taken to another level in the home`s dedicated theater room.

Gather everyone together for movies, sporting events, or a relaxed night at home after a day of exploring the desert.

It`s also a great separate entertainment space for kids while adults enjoy another part of the home.

TWO KITCHENS

A rare feature for a vacation rental, the property includes two kitchens.

Parking: No garage access. 4 cars in driveway depending on car size and 2 in front of the home across the street. There is a side RV space that it could be used for parkings once the other spaces are taken or if you have an RV. The gate access is usually locked, please reach out if you plan to park there.

RULES:
NO speakers, music can be played via cell phone or laptop, excessive noise or music is not allowed by Unincorporated Riverside Ordinance.
QUIET HOURS after 10 PM (no music and minimal human noise).

POOL|SPA:
Pool: $100/daily fee to 84 degrees. (More heat is an additional fee).
Spa only: $35/daily fee to 102 degrees. SPA HEATED ON DEMAND ONLY. USUALLY 15-30 MINUTES TO HEAT, DEPENDING ON THE TIME OF THE YEAR, CAN BE UP TO 50 MINUTES IN COLDER WEATHER. SPA IS NOT HEATED FOR ARRIVAL. Spa remote is provided and operational is payment for heating is provided.
Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool/spa heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.

**Pool heating is not needed in summer months. Pool heating is available all year and usually recommended mid September to mid end of May or beginning of June depending on outside temperature year to year.

PET FRIENDLY
We are pet friendly! Please let us know in advance, if you need any special accommodations. $200 pet deposit is required and if no additional pet cleaning left behind $150 is refunded and $50 goes towards pet`s stay per pet.


CHECKOUT DUTIES:
If you could kindly start a load of pool towels and a load of white towels in the washing machines, put your trash in the trash bins outside and start the dishwasher. Thank you so much.



FESTIVALS:
Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with a discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

We have wonderful neighbors that welcome you to our neighborhood, please ensure to respect them and the area around you.

Pool/Landscaping:
Mondays and Thursday. Usually the service will begin around 8.30 am and can be 30 mins-1.5 hours depending on what is needed.

Guests have access to the entire home & backyard.

SWIMMING POOL WAIVER AND RELEASE OF ALL
CLAIMS AND ASSUMPTION OF RISK (`Waiver &
Release`)
In utilizing the swimming pool amenities (`pool`), you
Will be expressly assuming the risk, legal liability, waiver,
And release of all claims for injuries, damages, loss or
Death which you, your family members, guests, invitees
And licensees (collectively, `Pool Area Users`) might
Sustain as a result of utilizing any and all amenities
Connected with and associated with the pool.
I and the Pool Area Users agree to abide with the rules of
The pool (`Pool Rules`). I Understand that landlord, its
Officials, directors, agents, employees, volunteers and
Representatives (collectively, `landlord`) retain the right
To restrict access to the pool for the failure of any person
to comply with the Pool rules.
WARNING! THERE ARE OBVIOUS KNOWN DANGERS
INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE:
PHYSICAL INJURY, AND IN SOME CASES, DEATH.
I. INDEMNIFICATION AND RELEASE OF LIABILITY
In exchange for the landlord allowing me to voluntarily
Utilize the pool, I understand and agree to:
ASSUME AND ACCEPT ALL RISKS arising out of,
Associated with or related to my and the Pool Area Users`
Use of the pool, even though such risks may have been
Caused by the negligence of the Landlord;

BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR
DAMAGE which I and the Pool Area Users may sustain
while using the pool, even though such injury, damage,
loss or death may have been caused by the negligence of
the Landlord;
INDEMNIFY AND HOLD HARMLESS Landlord from any
And all claims, demands, actions, liability or costs,
Including attorneys` fees, which might arise out of my or
The Pool Area Users` use of the pool, even though such
Claims, demands, actions and costs may have been
Caused by the negligence of the Landlord.
a) has the effect of releasing, discharging, waiving, and
forever relinquishing any and all actions or causes of
action that I may have or have had, whether past,
present or future, whether known or unknown, and,
whether anticipated or unanticipated by me, arising
out of my or the Pool Users` use of the pool;
b) constitutes a complete release, discharge and waiver
of any and all actions or causes of action against
Landlord;
c) applies to personal injury, property damage, or
wrongful death which I and the Pool Area Users may
suffer, even if caused by the negligent acts or
omissions of others;
d) is an affirmative representation that I am assuming
full responsibility for any and all risk of death or
or personal injury or property damage suffered by me
and the Pool Users while utilizing the pool; and
e) is binding on me, my spouse, my heirs, my personal
representatives, my assigns, my children and any
Guardian ad litem for said children.
I. ACKNOWLEDGEMENT
I acknowledge that by using the pool I have read this
Waiver & Release and that I understand the words and
language in it. I further understand that this waiver &
Release is intended to be broad and inclusive and
Governed by the laws of the state of California, and i
agree that if any portion is held invalid, the remainder
of the Waiver & Release will continue in full legal force
and effect. I further agree that the venue for any legal
proceedings shall be in the county of Los Angeles, State
of California.
I have read and fully understand the above important
information, the potential dangers incidental to using
the pool, the warning of risks, assumption of risk and
Waiver & Release of all claims, and I voluntarily choose
to use the Pool and any other amenities in the property.
