Three king bedrooms provide quiet, comfortable retreats—two with en suite bathrooms, ideal for parents or couples wanting privacy after a full day of activities.

Three bunk rooms offer flexible group sleeping, including one en suite bunk room and one bunk room designed as a dedicated game space—perfect for kids, teens, and late-night fun.

Please note that individual attractions may be closed until 4:00 PM, even while the waterpark remains open.

Your reservation includes 16 complimentary passes each day. Need additional passes for visiting friends or family? On select days, the resort may offer extra guest passes for purchase directly through the clubhouse (availability varies). Prices start at $35 per person. We do not sell or provide additional passes.

As a boutique private residence, daily housekeeping and in-stay services aren't part of a standard reservation. We've thoughtfully prepared the essentials and invite you to enjoy the home as the welcoming private retreat it was crafted to be.

Most guests find the home so thoughtfully appointed they only step out for the joy of exploring Southern Utah. Should anything additional be desired during your stay, Walmart, Lin's Market, and charming local shops sit just 10–15 minutes away. For added ease, our concierge-style team is delighted to hand-deliver essentials directly to the home between 11 AM–4 PM, subject to availability — drop-off is complimentary, with only the cost of supplies. In-home essentials fall outside the scope of refunds or credits, as is customary for private residences.

Daily housekeeping, mid-stay refreshes, or additional amenities can be arranged in advance for a small fee — simply ask and we'll handle the rest.

ABOUT PECAN VALLEY RESORT

The Pecan Valley Resort, clubhouse, and waterpark operate independently of our home, and we proudly include complimentary daily passes as a thoughtful added perk of your stay. Resort hours, amenities, and seasonal availability rest entirely with the resort itself — we recommend reaching out to them directly to confirm specifics closer to your arrival. Resort-side closures, maintenance days, or seasonal adjustments fall outside the scope of reservation refunds or credits, as is customary for separately operated amenities.

ATV & BOAT PARKING

The resort thoughtfully offers convenient ATV and boat parking for guests who bring their toys along — and to date, our guests have never had trouble finding a spot. As this is a resort-managed amenity, parking is offered as a complimentary added convenience and is subject to on-site availability.

SPA, HOT TUB & THOUGHTFUL CARE

To keep your hot tub crystal-clear and luxurious all stay long, professional maintenance is scheduled twice weekly (Mondays & Thursdays, approximately 30 minutes per visit). Our discreet team is in and out before you'll even notice.

A note from the desert: due to Southern Utah's high winds, fine red sand can occasionally settle at the bottom of the spa — this is a natural part of our beautiful desert setting and not an indication of cleanliness. Should you ever find the water slightly cloudy, simply let us know — our team is delighted to attend to it during operational hours.

By booking, guests acknowledge that the home is offered as-is and kindly grant our team a 24-hour Right-to-Remedy window — measured from the time of notice — to thoughtfully address any in-home concern, whether cleanliness, maintenance, spa condition, essentials, or restocking. Credits and refunds are not eligible for any concern that hasn't first been shared with us and granted the full Right-to-Remedy window to be resolved.

DESERT LIVING NOTES

Our home sits in the heart of Southern Utah's stunning desert — a landscape we love, with its own natural quirks. Despite monthly professional pest control, occasional small visitors can appear. If anything pops up during your stay, simply let us know and we'll happily send our pest control team to treat the home again. Pest sightings — a natural reality of desert living — fall outside the scope of refunds or credits, but rest assured we'll always make it right.

AN EVOLVING RESORT COMMUNITY

Pecan Valley is a vibrant, growing community — which means the occasional sound of construction may be heard as the resort continues to expand. Crews work primarily during weekday daytime hours and are remarkably mindful of the guest environment. To date, our guests have consistently shared that they don't even notice or hear the construction during their stay.

Should you ever feel disrupted, simply reach out to us promptly — we'll directly contact the construction company on your behalf and notify them. Construction-related sound, being part of the evolving resort experience, falls outside the scope of refunds or credits.

Ultimate Gift Basket — Partnership Disclosure

Our Ultimate Gift Basket is offered through valued local partnerships with Thrill Rentals and The Ropes of Southern Utah. As with any partnership, these experiences operate independently of our home and on their own schedules.

Gift Basket offerings are subject to each partner's hours of operation, seasonal scheduling, and day-to-day availability, which we do not control. Should a partner be fully booked, closed, or otherwise unavailable during your dates, this falls outside the scope of refunds or credits on your reservation.

Additionally, because these are partnership-based perks, either Gift Basket offering may be modified or discontinued prior to your stay. In the rare event a partnership concludes before your arrival, the affected offering simply will not be included, and this likewise falls outside the scope of refunds or credits. We will always do our best to communicate any changes in advance and, where possible, offer a comparable local alternative.
