* You will have access to the entire home and yard! The home sits on a large lot and has a grass covered yard area with a few good shade trees making it perfect for yard games and enjoying the outdoors. Enjoy the charcoal grill on the back patio, stare at the wood burning firepit, enjoy the propane pit on the back patio or venture down to the 2 slip boat dock.

* We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!

* We provide the initial toiletry items for kitchen, bathroom and laundry. Additional supplies will be the guests responsibility.

* The charcoal grill is provided but guests will need to bring their own charcoal & lighter fluid.

* All of our TVs are smart TVs and setup for you to stream from your own accounts.

* Guests are welcome to use the boat slips and lifts at their own risk. If you do not know how to operate a boat lift, we ask that you please do not attempt as guests will be responsible for any damages.

* We're located on the shores of Grand Lake in a quiet rural community. You won't hear busy highways or airlines flying overhead but you might hear the waves crash on the bluffs or the hum of boats cruising by.

* Please respect our neighbors who live here full time and observe our quiets hours between 10pm-8am, 7 days a week

* We're only about a 6 minute drive to Downtown Grove where you'll find some fun boutiques and great local restaurants.

* Parking is pretty easy at Sunset Cottage. We've got a driveway that can accommodate about 4 vehicles or 2 truck/trailer combos. We also have a gravel parking area directly in front of the house that can accommodate about 2 vehicles or 1 truck/trailer combo. Please be conscious of our neighbors and do not block their driveways or the road.

* We have a 2 car garage but we've got it nicely setup as a climate controlled game room so we do ask that you do not park any vehicle, boats or motorcycles in the garage.

* Guests may see some wildlife or insects during your stay — this is common for properties in natural, wooded, or lakeside areas.
