The Space:

With 3/4 acre and two majestic oak trees, you'll find tranquility just a 5-minute walk from Main Street, and a 3-acre property next door adds to the secluded charm.

- Master bedroom with a king bed + queen air mattress, 2nd bedroom with a queen bed, 3rd bedroom with 2 twin beds (can be pushed together to make king)

- 3 full bathrooms (ensuite with each bedroom); master bathroom with clawfoot bathtub + stand up shower, 2nd bathroom with large stand in shower and his/her sinks, 3rd bathroom with with stand in shower and his/her sinks

- Fully equipped kitchen with full sized appliances + a regular/Keurig combo coffee maker. No ice maker, but we do provide ice trays

- 2 TVs - one in the living room and one in the master bedroom

- Washer/Dryer available

- Indoor wood-burning fireplace *No Longer Advertised under amenities, until further notice. Needs some repairs*

BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, Effective Monday, February 2, 2026: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking.

As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please allow all hot coals to cool completely inside the grill before disposing of them. Please review the property listing to confirm the type of fire pit and grill available, if applicable. If it is discovered that the fire pits/chimineas/outdoor fireplaces were used or wood was burned during your stay, a fine starting at $100 will be applied. This is a serious fire safety issue, and we kindly ask that you comply with all city-mandated regulations. Thank you for your understanding!



Note:

- There are a few steps going down from the backyard deck and then steps going down to the pool area.

- The swimming pool is serviced every Wednesday morning. Don't be alarmed if you see the pool company near the pool during your stay.

- The pool is available year-round; however, it is not heated. You’re welcome to use it during the winter at your discretion.

- Floaties in photos are not provided, they were used for staging purposes.



Guest Access:

Guests will have access to the entire house, pool, hot tub and outdoor area.

You are a 5-minute walk to Main Street. Please inquire upon booking about transportation service to and from dinner, special events and the wineries!

- This property is not pet-friendly



- This property is suitable for children/infants



- Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.
