☆☆ BEDROOMS ☆☆

Groups and families will have plenty of room to spread out thanks to the 4 modern bedrooms and additional sleeping spaces located throughout the home. All four bedrooms are equipped with comfortable bedding and large Smart TVs to give guests the most comfortable stay possible.

No need to wait around for your turn in the bathroom. This spacious property has 2 full bathrooms, each of which is outfitted with plush towels, hairdryers, and top-notch toiletries, including shampoo, conditioner, body wash, and body lotion.

Bathroom 1 is located off the first bedroom and features vanities and decent size walk-in shower.

Bathroom 2 sits off the main living area. This bathroom is outfitted with a shower/tub combo and a long vanity and mirror.


☆☆ KITCHEN & LOUNGE ☆☆

The modern kitchen is sure to please the chef of your group. This spacious area features new appliances, tons of counter space, and all the cooking basics you’ll need to make delicious meals and tasty cocktails. You can enjoy your grub at the large dining table (seating for eight), or head to the outdoor dining area to soak up the sun and the breathtaking views as you eat. Possible wear and tear might seen in the property. Please provide us a chance to fix problems before thinking about cancelling the reservation.

The well decorated living room area is decked out with a modern shaped sofa, a 55” Smart TV and lots of board games. This is the perfect place to hang out as a large group, whether you’re enjoying a family movie night or a fun game tournament from our large collection of board games.

The patio offers vibrant spaces to enjoy Miami like a local—cool off in the private pool, unwind on sun loungers, and grill under string lights for the full tropical vibe.

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage.

Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after an initial warning may result in cancellation of your reservation without refund. Per local regulations, there is a maximum of 55 decibels during the day between 8am to 10pm. We aim for less than 35 decibels due to the quiet nature of this residential neighborhood. A meter is visible on the patio to assist guests in monitoring noise levels. Thank you in advance for understanding and being a Good Neighbor.

NO SMOKING:
No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.

FAMILY & PETS
We are family and pet friendly! Children 2 years old and above must be included as part of the total guest count. Pets are accepted on a case by case basis and pet owners must agree to our pet rules before we can approve. Please send us the breed and age for consideration. We will request a $75 cleaning & companion fee per pet. Please see our House Rules for more information.

EXTRA GUESTS:
Guest count must be the same as on the reservation. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 8 guests with an added $50/night Usage & Amenity fee (plus booking fees & taxes) for every extra guest. This allows us to accommodate smaller sized groups with affordable rates and honor our standard nightly rate for groups of 14. Any day guests must be approved prior to arrival. Day guests must leave by 10pm. There will be an additional fee of $5 per guest over the maximum guest count.

SLEEPING: We can accommodate up to 16 guests, please inquire about extra sleeping arrangements.

RING SECUIRTY CAMERAS:
Please note that there are security cameras covering the front door/driveway and backyard facing the pool since the pool is not fenced. They are used for security purposes and to ensure the safety of our guests and property. Tampering with the cameras will result in a full security deposit loss.

LOUD NOISES/ MUSIC:
There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm. Home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Tampering with the noise sensors will result in a full security deposit loss.

DEPOSIT OR WAIVER:
Our bookings are protected by TRUVI, our trust and safety partner. Guests must verify themselves through TRUVI after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by TRUVI via text with a URL link to start the verification process.

EV CHARGERS:
This home does NOT have an EV charger on the property but there is a few EV charging stations nearby.

BBQ:
We please ask that our guests clean up after they finish using the BBQ. There is no fee for using it, but if the grill is not cleaned, we will charge a $50.00 fee.

CHECK-IN /CHECK-OUT:
Early check-ins and late check-outs are not allowed. We may grant an exception if reach out to us prior to checking in or checking out. Thank you for your understanding!

Please note that the owner does not reside here, but leaves his car parked in the driveway. There is still ample space for you to park your cars. Rest assured the owner will not visit the property during your stay without prior notice.

The upstairs unit may be available at certain times for an additional charge, making it a great option for larger groups. If you’re interested, feel free to inquire about availability at the time of your stay.

HOUSE RULES:
• Guests will be charged for any damage to bed sheets, duvet covers, or other household items.
• If any maintenance issues arise during your stay, please contact us directly right away so we can send our dispatch team to address the issue promptly.
• This helps us avoid further damage and ensures everyone’s safety.

Fantastic Host and Gorgeous Property

Our stay was fantastic from start to finish. The property was even more beautiful in person than in the pictures, offering plenty of space for our group to relax. We especially enjoyed the spacious living areas and the well equipped kitchen, which made cooking family meals so easy.The location was perfect just a short drive from local attractions, but still peaceful and quiet. The host was incredibly friendly and provided clear instructions, making everything go smoothly. John, the property manager, was quick to respond to any issues and resolved them right away. I highly recommend this home to anyone looking for a peaceful, well equipped getaway. I’m really excited to return to this stunning property!
