The Space:

Welcome to Flamingo, a spacious and vibrant retreat perfect for families or groups looking for comfort and flexibility. This two-story home features five bedrooms with a variety of sleeping arrangements. Three of the bedrooms are furnished with king-size beds. One bedroom offers a queen bed along with a single bed, and another is equipped with two bunk beds, making it ideal for kids or larger groups.

The property includes three full bathrooms, providing convenience and ease for everyone, especially during busy mornings. Inside, you’ll find generous common areas designed for relaxation, shared meals, or cozy evenings together.

The Neighborhood:

This neighborhood offers a peaceful atmosphere while keeping you close to everything you need for a comfortable stay. Grocery stores like WinCo, Tom Thumb, and Cox Farms Market are just a short drive away, making it easy to stock up on essentials.



You’ll also find a variety of dining options nearby, from family-owned restaurants to popular chains. Some local favorites include Roma’s Italian Bistro, offering hearty pastas and pizzas, and Pappadeaux’s for classic seafood dishes with a southern twist. If you’re craving something quick and casual, spots like Jason’s Deli and Chick-fil-A are close at hand.

Highways & Major Roads: Just minutes from Highway 67 and I-20, offering direct routes to Downtown Dallas (20 min), Arlington and AT&T Stadium (25 min), and DFW Airport (30 min).

Airports: Dallas Fort Worth International Airport (DFW) is approximately 30 minutes away. Dallas Love Field is also nearby, around 25 minutes by car.

Public Transportation: Duncanville is primarily car-friendly, but STAR Transit provides on-demand ride services in the area, and nearby DART connections are available within a short drive.

Ride-Share & Car Rentals: Uber and Lyft operate efficiently in this area, and several car rental agencies are within reach for guests who prefer to drive themselves.



Other Things to Note:

• Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Pets must be registered in the reservation, and guests are responsible for cleaning up after them—especially in the backyard. Failure to report pets will result in a $500 penalty. • Parties or Large Gatherings: This is a quiet, family-friendly property. Parties or large gatherings are not allowed. Only registered guests are permitted. •Additional guest fee: a $39 fee per guest per night is charged after the 6th guest• Entertainment: Smart TVs with streaming apps are available in each unit. Guests must log into their own accounts. If you forget to log out, we’ll take care of it after checkout. • No Indoor Smoking: A $500 fine applies for violations. Smoking is only permitted outside. Please dispose of cigarette butts properly. • Backyard Maintenance: The outdoor space, including the hot tub and picnic area, is professionally maintained. However, as an outdoor feature, it’s normal to find leaves or minor debris in or around the hot tub between cleanings. This does not indicate poor cleanliness—our team ensures regular maintenance and proper chemical balance for your safety and comfort. • Landscaping: Lawn care is performed once a week. • Please note that maintenance staff may access the backyard through the rear entrance, always aiming to minimize any disturbance as much as possible. •Security Cameras: Two outdoor cameras are installed for security—one at the front of the property and one overlooking the shared yard. There are no cameras inside any of the units. • House Rule Violations: May result in cancellation of the reservation, no refunds, and loss of any deposit. • Pest Control: Pest control service is scheduled monthly. While rare, you may occasionally see outdoor insects such as ants, spiders, or beetles inside due to the garden areas. These are harmless, and we’ll gladly assist if needed. • Wi-Fi: High-speed Wi-Fi is available. There is no cable TV service. • No Drugs or Illegal Substances: The use, possession, or distribution of illegal drugs is strictly prohibited. Violations will result in immediate cancellation without refund and may be reported to authorities. A $500 cleaning fee will apply if evidence of drug use is found.



-POOL- Please note that the pool is professionally serviced twice a week during the summer months and once a week during the rest of the year.

As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean, rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.

The pool technician accesses the area through the backyard gate.

For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house.



NO WEAPONS POLICY

Weapons of any kind are strictly prohibited on the property, including firearms, ammunition, air guns, tasers, and explosives.

Bringing, storing, or using any weapon on the property will result in immediate cancellation of the reservation without a refund and may be reported to us and the specific platform you're booking through and local authorities.

By booking, guests agree to comply with this policy.
