HOUSE RULES & POLICIES To maintain a safe, respectful, and high-quality stay for all guests, we enforce the following rules and regulations without exception. Violation of any policy may result in substantial fines, immediate removal from the property, and cancellation of your reservation without a refund.
Security Deposit & Payment A $400 refundable security deposit is required prior to check-in for all reservations. This deposit is held to cover any potential damages, missing items, or violations of house rules, and is fully refunded after checkout pending a satisfactory inspection. Full payment for the stay is due immediately upon booking. Guests may choose between the $400 refundable deposit or a $25/night non-refundable Damage Waiver.
Pet Policy We welcome up to two pets per reservation, each weighing under 35 lbs. Any exceptions must be approved in writing by our management prior to booking. A fee of $49 per pet is charged for stays of 1–6 nights, with additional charges for longer stays: 7–13 nights incur an extra $25 for one pet or $49 for two; 14–27 nights incur an extra $49 for one pet or $95 for two; and stays of 28+ nights incur a fee of $149 for one pet or $295 for two. For pets over 35 lbs, a one-time $49 large pet fee applies for one pet, and $95 for two larger pets, to help cover the additional cleaning and care required due to increased shedding, dander, and wear. This helps us maintain a clean, allergy-safe environment for future guests. Bringing undisclosed pets into the unit may result in a minimum $500 fine and cancellation of your stay without refund.
Guest Registration & Visitor Policy The primary guest must complete a pre-check-in form that includes identity verification via a valid government-issued ID and a matching selfie. All guests staying in the unit must be included in the original reservation. Visitors are not allowed unless pre-approved by management. Unauthorized guests will result in a $500 fine per person, immediate removal from the property, and cancellation of the reservation without refund.
Identity Verification All guests must complete our identity verification process prior to check-in. The primary guest must be at least 21 years old; guests aged 18–20 may stay with prior approval and a one-time $35 fee. Verification includes uploading a valid photo ID (driver’s license or passport) and a matching selfie. Failure to complete this process will result in cancellation of your reservation without refund.
Trash Disposal Policy Guests are responsible for disposing of all trash and recycling in the designated dumpsters noted in the house manual located in the Guest Portal. Trash must never be left outside the unit, including doorways, balconies, or patios. We monitor the exterior via Ring cameras and any violation of this policy will result in a $500 fine.
Noise Policy Quiet hours are strictly enforced from 8:00 PM to 8:00 AM. During this time, guests must keep noise to a minimum, including avoiding loud conversations, TV, music, or activity that may disturb neighbors. Bluetooth speakers, sound systems, and amplified music are prohibited at all times throughout the unit, hallways, and outdoor areas. This property is equipped with Minut noise monitoring devices and exterior security cameras. If noise levels exceed 80 decibels for more than 10 consecutive minutes, guests will be fined $2,500, removed from the property immediately, and their reservation will be canceled without refund.
Smoking & Device Tampering Smoking is strictly prohibited anywhere on the premises, including inside the unit, on balconies or patios, and in shared or public spaces. The unit is equipped with active smoke detectors. If a detector is tampered with, disabled, or triggered due to smoking, guests will be fined $2,500 and removed from the property immediately without refund. We have zero tolerance for tampering with any in-unit devices, including smoke detectors, Wi-Fi routers, noise monitors, or security equipment.
Non-Residential Use All guests agree that the unit is to be used strictly for short-term, transient lodging only. These are not residential rentals and are not intended for permanent use. Guests must have and maintain a separate primary residence elsewhere. If we suspect a guest is attempting to use the property for residential purposes, we may require proof of residence and reserve the right to cancel the stay immediately without refund. This policy ensures legal compliance and protects both host and guest.
Guest Portal Access Upon booking, the primary guest will receive access to a custom Guest Portal. This portal houses everything related to the reservation, including required identity verification, signing of the rental agreement, smart lock access, house manual, check-in and check-out instructions, and a local area guide with restaurant, shopping, and activity recommendations. Guests are expected to review the Guest Portal in full prior to arrival, as it contains critical information necessary for their stay.
Agreement to Terms By completing your reservation, you agree to comply with all terms, policies, and rules listed above. These rules are in place to ensure a respectful, secure, and enjoyable environment for every guest and neighbor. Guest Access: Guests have full access to their private unit, including all listed amenities inside the apartment. However, CERTAIN community features such as the gym, pool, and other shared facilities are subject to seasonal availability, maintenance, or closures at the discretion of the building management. Pool Availability: The pool is seasonally closed in the fall and winter and reopens in late spring.
