  • Once our family’s land, this family property has been developed into a relaxing, rural retreat that has both vintage flair and modern amenities. This charming 5-acre property features expansive outdoor patios and wooden decks, outdoor kitchen and BBQ smoker, a two bedroom house and a one-bedroom pool house suite surrounding a tranquil pool and waterfall spa.

    With native landscaping, old growth live oak trees, abundant wildlife including rabbits, deer, raccoons and more, the rustic charm of the setting will inspire you. The property, pool, hot tub and beautiful outdoor spaces makes a great retreat for your friends and family!

    Located just west of Buda, this property offers the amenities of Austin, the charm of Buda and the seclusion of 5 acres. To top it off, the host who lives in the back corner of the land, is available to address any concerns. The property is outstanding, just like the pictures. The pool was fantastic and our host Jeff was very helpful. The only issue I had was the heater for the hot tub wasn't working. I highly recommend it.

Great place for gathering or beautiful retreat for quiet time alone! So much room to spread out, in the house, decks, pool area. Very relaxing around, and in the pool, loved it! We grilled outside and enjoyed watching TV while cooking. The kitchen had everything we needed for making family meals and the dining room had space for everyone. Our host was very quick to respond to questions and check in was a breeze! We really hated to leave!

Rustic farm house

We stayed in the Farm house. It is a unique stay! The house and bedrooms are spacious. It has a very large dining table - great for dinners and games. We also enjoyed the pool and hot tub. We would definitely stay again.

My family and I had a great time at the Coffee Grounds. The pool, hot tub and outdoor kitchen were the highlight for us and where we spent a lot of our time. Jeff was very helpful and attentive.

Fun stay and great host

We had a wonderful time at this property and Jeff was a fantastic host. Very communicative and provided great restaurant recommendations. We had an issue with the bluetooth speakers by the pool and he was there within an hour to fix it. All around - a great place to stay and would highly recommend!

Fantastic Family Experience

Enjoyed our weekend at the “Coffee Grounds” while visiting friends around Austin. House, location, pool and hot tub were perfect during our breaks for family time. Peaceful and quiet. Five star owner communication. Highly recommended. Will be back.

great stay for a family of groom

This property is the whole package is you have a wedding and you are the family of the groom! You could stay and host a rehearsal dinner of about 30+ people. The hosts were so quick to respond and so polite and accommodating! We didn't host our rehearsal dinner here, but hind sight I wish I would have asked our hosts if we could have, would have been perfect!

Weekend Trip

We had a bachelor party with 8 guys, and we had a great time! The house was clean and had plenty of room for activities, and had lots of space to hang out and play games inside and outside. The host was very friendly, and we had no issues.

Great vacation home!

The outdoor amenities are great! We thoroughly enjoyed bbqing & relaxing in the hot tub. Would love to come back in summer time when the weather is warmer. It is in a town close to stores, but secluded enough that you feel out of the city. The house has a few creaks, but it’s very roomy & comfortable. It had all the things we needed to cook & enjoy our stay. The host was very accommodating & fast to replay when we communicated. 100% wouldboom here again.

Slice of Paradise

Perfectly located Close to town, but felt secluded. Owner was available by text and always responded quickly. Beautiful pool and hot tub, where we spent most of our time. My only recommendation would be to have a book on how to run various accessories. We will definitely be back

Perfect space for enjoying the fall weather

Had an amazing experience with this beautiful property, hot tub was much needed after each day of a music festival we were going to. Jeff was super, helping out with some fire wood so that we could smoke some briskets in the really spacious smoker! I’ll be so happy to come back and stay again soon! The house and pool house were well maintained and had no issues whatsoever.

Hill country retreat

Amazing property. Felt remote yet was very convenient to civilization if you needed anything. Rustic vibe in main house but that only added to the charm of this property. Owner is easy to communicate with…and even volunteered to rescue my husband’s tablet that we left in the pool house! Other family members loved it as well. The best recommendation I can give the Coffee Grounds is that we will be back!!

Relaxing stay

The property is well run and the kitchen is well equipped. The host was easy to get in touch with via text when I had a few questions. The outdoor furniture was great with the exception of the metal bar stools. We snagged a few bathing suits on some rusted metal - but that’s an easy fix. I should have put a towel down. Definitely recommend this location and do plan to return.

First off very nice host who was good at communicating. However this place has seen better days. Listed as a “retreat” but I would recommend it as a “very rustic” hunting cabin for a couple of dudes. Pool is listed as heated year round but that is not the case and the hot tub was freezing as well. WiFi is not great and unusable for work. We were there for a wedding and could not find an ironing board or even a kitchen trash can (?). Place definitely needs a cleaning - vents caked with dust, dog food on the floor, mold on outside bedroom shower. Accidentally Dropped something under the bed and it was clear no one has cleaned there ever. I’m not that picky, but we traveled through hell to get to Texas and it would have been nice to relax in a decent place. Once again, Jeff seems like a very nice guy, but have to pass on the realities of this place especially for the price. At least it was warm and dry during the very cool weather.
