• Downstairs King Suite #1 (sleeps 2): King bed, private room, full bathroom.

• Downstairs King Suite #2 (sleeps 2): King bed, private room, full bathroom.

• Hallway Bunk Area (sleeps 3): Three twin bunk beds conveniently located between the two king suites, with access to a full bathroom nearby.

• Upstairs Bunk Area (sleeps up to 5): Two twin-over-full bunk beds, each with a twin trundle, offering flexible sleeping options ideal for kids or larger groups.



Kitchen and Dining

Fully equipped for cooking for the whole group: full-size appliances, Coffee maker, crockpot, blender, toaster, tea kettle, grilling tools, flatware, dishes, drinkware, and wine glasses. Dining table seats the group comfortably.



Living Area

Open-concept living area with high ceilings and comfortable seating for movie nights or hanging out together. The arcade machine is a guest favorite. Indoor gas fireplaces available October–April.

The cabin includes a classic arcade machine and indoor entertainment options, making it fun for guests of all ages. Whether you're competing in games or enjoying a quiet evening, there's something for everyone.

Tucked into the forests near Broken Bow Lake and Beavers Bend State Park — hiking, kayaking, and the Hochatown restaurant and brewery scene are all close by. The Mountain Fork River is a 5-minute walk from your front door.



Guest Access:

Guests have full private access to the entire property.



Parking

- Private driveway parking available for approximately 3–4 vehicles.

- No street parking allowed.

From The Blue Note to the Main Common Area

- Head north from the Blue Note onto Cinnamon Teal Trail.

- Then go north up the Cinnamon Teal Trail. Turn right (east) onto Green Mallard Trail.

- Pass north of the Clubhouse and its parking.

- You arrived at the Main Common Area with beach & water access.

Hot Tub

- The hot tub is available year-round. Please keep the cover closed when not in use to

maintain temperature and cleanliness.



Fire Pit & Fireplaces

- Firewood is not provided. Guests may purchase firewood locally if they wish to use

the outdoor fire pit, or they can give us a call if they want to arrange it prior.

- Indoor gas fireplaces are seasonal and available October–April.



Pets

- Pet-friendly with additional fee.



Security Cameras

- For safety, exterior security cameras are located at entry points and outdoor areas.

There are no cameras inside the home.



Occupancy Limit

- Maximum occupancy is 12 guests at all times.

- Parties, events, and extra guests are not allowed.



Self Check-In

- This property offers self-check-in with keypad entry.

- Check-in instructions will be sent prior to arrival.



Weather / Nature Notice

- This cabin is located in a forest setting.

- You may encounter insects, wildlife, or weather conditions typical for Broken Bow.



Maintenance / Pool / Hot Tub Disclaimer

- While we do our best to ensure all amenities are working perfectly, occasional service

interruptions may occur due to weather, power outages, or equipment issues. We will

address any issue as quickly as possible.



We have a customer service team that can assist you with your needs.



Interaction with Guests:

After confirming your reservation, a rental agreement will be sent to you for review and signature. This must be completed before your arrival.



The minimum age to book and check in is 25 years old. Reservations made by individuals under the age of 25 may be subject to cancellation.
