I am glad the guest enjoyed their stay, but I was surprised to read about some unknown obligation to clean toilets, ect. I have no such requirement. That’s why guest pay a $130.00 cleaning fee…..so they can relax and enjoy their stay. I have no such cleaning requirements nor expectations in my Letter of Confirmation. The ONLY thing I DO ask of guest is to take out their trash or garbage to the dumpster so as to avoid and kind of pest. I will definitely follow up with my cleaning service to make sure that they did not leave any additional cleaning instructions that I am not aware of. If so, I will have them remove it ASAP as I certainly do not expect my guest to clean anything before they leave. As for the Parking issue, guest staying in this particular unit can park in ANY spot designated “Permit” anywhere on the premises, including the adjoining parking lots. If guest want a reserved parking spot for my unit, then they can rent the adjoining unit #219 which comes with a Reserved parking space for an additional premium associated with that unit. Thank You! As an Owner, I rarely find a need to respond to a guest review since most guest leave 5 Star reviews, but THIS one warrants a reply. (1) I was, indeed, in Baltimore attending a family wedding which, btw, is 6 hrs. ahead, not 7, but that makes little difference since I was in constant contact with this high maintenance guest, both by text and email, responding promptly to each one of his five text, including during the wedding itself. Both my property listing and the Letter of Instructions I sent him months prior expressly states, in bold caps, to park in any spot designated “Permit” since spot 219 is reserved exclusively for the guest staying in unit 219 for which they pay a significant premium, and this guest knew that. I even sent him a reminder while there. Notwithstanding that, this guest intentionally parked in the spot reserved for the guest in Side 1, and then when that guest politely asked him to move his car that was illegally parked, he cursed him out using the “F” word. Secondly, the glass bowl sink in the bathroom, which this guest broke, was not corroded since glass obviously does not corrode. This guy had serious anger issues culminating in him breaking the glass vessel sink then making an abrupt departure, leaving the front door wide open and unsecured as found by my cleaning staff. For the first time, in nine years, I had to make a claim agains this guest very modest security deposit of only $200. with VRBO, which doesn’t even cover a fourth of the $800. I had to spend in locating a replacement sink off island and having it installed for the next guest arriving 6 days later on an expedited basis. During my nine years of renting my two properties in Princeville, Kauai, I have been very Blessed to host hundreds of very happy guest…..many of whom have been, and are, repeat customers. This guy, however, was a nightmare never to be repeated. “Thank You” for taking the time to read this rare, but warranted, response to a completely inaccurate and false review. Jim Nicholas, Owner.

I appreciate the 5 Star review, but I’m not sure where the “wash your towels before you leave” rule came from since I have no such rule for the very reason the guest stated. I even went back and re-read my listing and Letter of Confirmation form, which makes me wonder whether my cleaning service left a note requesting that without my knowledge. If so, I will have them correct that right away. That’s why I pay them…..to wash the towels and linens. “Thank You” for bringing this to my attention. Btw, the “washer/dryer combo” automatically goes from the wash cycle into the dryer mode automatically, but I agree with the guest…..that small unit is not really designed for heavy damp towels……only light loads. Unfortunately, this guest never even read the property description in my VRBO listing for THIS unit; instead, he Googled the property address, which gives you an accurate description…..for Side 1 (Property # 253851) which DOES have a full kitchen, washer/dryer, and a reserved parking spot……but that is not the unit this guest rented. Instead, he rented Side 2, at a much cheaper rate, and although it has a nice Kitchenette, my listed expressly states that it does NOT have a full kitchen nor any cooking facilities or stove top, so clearly, he did not read the “Description of my Property” for this listing. Rather, he relied upon Google only which one should never do because Google cannot distinguish between Side 1 and Side 2 in a given duplex. He rented Side 2, the smaller studio. I sent a detailed email to this guest, explaining his error, and how he was reviewing the wrong property, and asked him to rescind his Review, but I received no reply. Similarly, at my request, VRBO called the guest twice and likewise asked him to rescind his review, but he did not reply to them either. Hence, the reason for this Response to this erroneous Review posted by this guest. If you read my Property Description for this property # 3957852 on VRBO (not Google), as well as VRBO Property # 253851, you will see what I mean. In short, I can’t help it if a guest chooses NOT to read MY Listing and Property Description, but instead, relies upon a third party company (such as Google) with whom I have no connection nor any control. The photos in the listing are current and accurate. They show the one and only couch and chair. There is no other “sleeper sofa”. The unit has a kitchenette, wet bar, and a full size frig. As noted in the property description, there is no oven or stove top as the studio is not designed for cooking. Rather, it is designed for preparing light meals and heating up leftovers. If a guest wants a full kitchen, Side 1 is available for a modest increase in price which includes a Full kitchen with an oven and stove top. But this guest elected to pay a discounted rate for a Kitchenette only.

Actually, I don’t have a rice cooker unless another guest left one. I DO provide a brand new “Air Fryer” as well as a Crock pot, both of which work just fine. I also have a microwave. Keruig coffee maker as well as a 12-cup Mr. Coffee coffee maker. As described in the write up, the unit is not designed for cooking; only heating up left overs. The other unit has a full kitchen for those guest who wish to prepare meals, at a modest price difference. Mahalo! Jim.

The guest knew, far in advance, that this unit is not designed or set up for cooking meals. The Property Description in the VRBO Listing specifically says that as does the Letter of Confirmation, so this guest cannot claim otherwise. That’s why it rents at a reduced rate, yet it still has a full size frig/freezer, a microwave, a small Crock Pot, a new 12 cup coffee pot, a Keurig coffee maker, and even a combo washer/dryer which, incidentally, no other unit in my complex has, not to mention the spectator views, front @nd back. Of course, if a guest wants a full kitchen, that is also available in my adjoining unit, (VRBO Property # 253851) at a modest increase in the nightly rate…..but this guest declined that option. The other 50 plus 5-Star Reviews speak volumes to the quality of this unit. Even the “plastic wine glasses” were chosen by me on purpose, so that if a guest drops and breaks a wine glass, they won’t step on shattered glass. So, that was by design….not by oversight. The Property description of this Studio unit specifically says that is has a Kitchenette ONLY with NO Cooking facilities, hence, the reason there would be no oven. It has a Wet Bar (not kitchen counter), and in fact, is the ONLY unit in our complex with a wet bar, along with a full size frig/freezer, Keurig Coffee maker, coffee pot, microwave, and crock pot. If one wants a full kitchen to cook in, my adjoining unit is available, at a higher nightly rate, listed under VRBO Property # 253851. Thank You. Jim Nicholas, Owner.

While I appreciate the accurate comments about the great views and convenience of the location to nearby beaches, I’m somewhat perplexed by the comment about not being able to cook in the unit. The online description of the property specifically says that it is a Studio with a Keurig coffee maker, a microwave, a toaster, and a full size refrigerator freezer with a wet bar, but is not designed for cooking since there is no oven or stove top. My adjoining unit, which has a full kitchen, is available for rent under Property number 253851. Thank You. Jim, Nicholas. Owner.
