Harbour House, Motherby - stone built, dog friendly cottage with lovely views

Harbour House, a spacious, stone-built holiday cottage, is conveniently located in the quiet village of Motherby on the Lake District fringes with Keswick and Ullswater both 15 min by car.

Sleeps 4: Dog friendly - and the local pubs in Penruddock and Greystoke welcome them too!

Two bedrooms - king size bed in the main bedroom and twin beds in the second

Two bathrooms - one upstairs and a downstairs wet room

Lounge with woodburning stove

Dining kitchen

Oil fired central heating

Wi-fi - fast fibre to door broadband

Outside: Parking for two cars and an enclosed south-facing garden with delightful views and garden furniture.

Harbour House is entered from the rear, through a porch and utility area, which houses the washing machine and with space for coats and boots. Off this area is the recently fitted wet-room with a shower cubicle, toilet and washbasin.

The kitchen is well equipped, with an electric double oven, induction hob, dishwasher, fridge/freezer and microwave.

There are also some little “extras” to make your stay more comfortable - an espresso coffee maker and slow cooker.

The centrepiece of the spacious sitting room is a sandstone fireplace with woodburner. A flat screen TV with Roku stick for catch-up, wi-fi router with unlimited broadband and a supply of games are provided. The sitting room's view across fields to the rear can be enjoyed from an additional drop-leaf table and 2 chairs placed by the window.

Upstairs are two bedrooms both looking out over the fields behind the cottage, one double with a king-sized bed and the other with twin beds. The bathroom has a bath with a shower over, toilet and handbasin.

Outside is an attractive garden with a southerly aspect enclosed by a low stone wall (please note if you have a small child that there is a 3ft drop down to the field at the rear) and a summerhouse. A table and 4 chairs are provided so guests can enjoy the extensive views across the fields and farmland to the Pennines to the east and the fells beyond Ullswater to the south-west.

There are pubs within walking distance which welcome dogs - The Herdwick Inn in Penruddock (0.5ml) and The Boot and Shoe In Greystoke(1.5mls) Greystoke also has a well-stocked village shop.

A garage is available for the storage of bikes on request.

One dog is welcome, at an additional cost of £15 per booking, but please note that dogs must not be allowed on the furniture and or left alone in the cottage.

Well equipped comfortable house in quiet area
We enjoyed a comfortable Easter family holiday at Harbour House. The area was very quiet which suited us away from the crowds, with nice walks on the doorstep.

Great Views, comfortable, Ideal
I've given a 5 star review but unfortunately its really 4.5, not 100% perfect. My problem ( and it might be me ) was the upstairs bathroom shower, the flex hose and showerhead have been replaced at some point and the new showerhead does not fit securely in the old head clamp, so when the water is turned on the showerhead moves around and up and down. Just difficult to shower. Otherwise the property is perfect. I agree with all the other reviews, great location, great open views from the property and garden, we kept our dog on along lead as the field beyond was full of sheep but our dog wasn't interested. Easy to explore the lakes, we did go down to Windermere, more commercialised then Keswick, visited many of the smaller National Trust locations around Keswick try "Surprise View" and also "Tarn Hows" past Ambleside. Diving up the M6 from the South it was easy to drop of the A66 into Penrith to stop at the Supermarkets to stock up the cottage. We did have a power cut and Kathy and Andy were quick to assist with getting the hot water back on again, very helpful owners.

Comfortable stay in a lovely part of Cumbria.
Very Good .. Nice accommodation, tidy and clean. Have suggested a further television be available to allow different viewing - keeping a 3-1/2 year old happy with only one television is not easy!! Also having available a second key would allow the freedom of an early riser to go and get local eggs etc without having to worry about the door being locked and egress safety compromised.

Great Location
We relatives that have a holiday home just south of Penrith. Needed somewhere to stay that was handy for visiting them and the fells etc. This was ideal, located just off the A66 with excellent access to the northern lakes outer fells. We will certainly be returning.

Lovely views
This property is ideally placed for exploring the northern lakes-the best and least crowded in our opinion. We have a dog and she enjoyed a walk up the road to a path, between fields with lovely views, every morning. The view from the garden is wonderful so you can just sit there with a drink and enjoy it.

Lovely cottage, perfect location
My family and I had a really lovely fortnight in this house. It’s clean, spacious, very comfortable and well equipped. It’s got a pub within walking distance, and the best of the Lake District within reach. Everything was exactly as described and Kathy is a helpful and communicative host.

Very good
Nice and clean house with lovely views of mountains and fields. Peaceful and quiet location, which we really appreciated after seeing crowds of people in Windermere and Grasmere. Easy drive to Ullswater, Keswick and Ambleside. The owner was very supportive, gave us some great tips. Totally enjoyed the stay!
