The Ryokan was very clean and the owner was very friendly and it is near Kyoto station. However the room was on the 3rd floor and we had to climb 2 flights of rather narrow stairs. Also, there was no on-suite bath. But the most disturbing thing was that the walls were thin and you could hear people in the next room talking and/or snoring..
Washing area was on the hallway and there wasnt hot water offered when it was cold in the December.
The room was very out dated..
it was close to the station but there were many more other options around that area that could be better than here

5 to 10 mins walk to kyoto station
There are no lift, only stairs hence you need to climb a lot especially when you need to go brush teeth and shower
We stayed in the annex which is just across the street from the main hotel. Our room was basic - 6 tatamis, 2 futons and a tv but it suited our needs. The toilet was on the same floor as our room and always clean while the shower was shared and located on the first floor but always clean as well. The location was convenient, just a 5 min walk from Kyoto station and across a family mart. We enjoyed our stay!
The comfort of the bedding and the hotel staff was excellent. For the amount of guests shared bathrooms were never an issue. Halls were hot during record heat week, but rooms stayed cool with the A/C units. Staff offered us a ride one hot morning when we had our longest morning walk of the trip. Very walkable and near the Kyoto Tower. A great traditional Japanese place to stay.
