Villa Eden is a historical stone-built self-catering vacation home with a large, not overlooked pool and garden. The interior of the villa is individually designed and decorated with natural materials. The high walls make the villa so attractive and give the holiday vacation a special atmosphere and feeling. The bedrooms are Turkish, with ottoman-style decor, and the comfortable wooden beds with quality mattresses give you a relaxing sleep. The self-catering vacation home is built on two floors. On the first floor is the tastefully arranged living area with a fireplace and fully equipped open kitchen and dining area.
The two bedrooms are in the historical part of the villa. The family bathroom is close to both bedrooms. The bedrooms are in the historical, 150-year-old part of the villa. Both bedrooms have separate entry doors to the terrace, garden, and pool. Both bedrooms have an entry door to the terrace and garden. The large family bathroom is close to the bedroom downstairs.
The 3rd bedroom, with one en suite bathroom, is 40 m2 and on the second floor of the villa. The large bedroom is over 40 m2, with an en suite and ottoman sitting area, and a large balcony with views over the spectacular nature, the ghost town , Kayakoy and Babadag the highest mountains of the area. The terrace around the house allowed you to escape to different places. The beautiful Mediterranean garden with the different plants, trees, and herbs makes the holiday home Villa Eden so peaceful. The high wooden, ottoman-style tree house in front of the pool under the old trees gives you more options to escape and more places for relaxing or reading a book. The private large, not overviewed swimming pool and the beautiful Mediterranean garden over 2000 2 m with old trees, fig, orange, lemon trees and pomegranate gives you and your family and friends the perfect surroundings for a quiet, relaxing, unforgettable holiday. The high wooden sitting area in the garden with a view of the mountains and nature makes your life at the villa unforgettable.
Villa Eden is located within a 10-minute walk of the historical village of Kaya and 15 minutes by car to Gemiler beach ,Fethiye and Ölüdeniz. The villa is set in front of the forest, and near the villa you have absolutely peaceful atmosphere.
Kayakoy is an unspoiled mountain village and is, in itself, a tourist attraction due to the old Greek ruins.
Activities like diving, sailing, paragliding, jeep safari, horse and camel riding, trekking, and lots of others are possible in the region.

The property was beautifully situated. Our host and hostess were incredibly helpful. The pool is lovely - greatly appreciated as we had several power cuts so it was the only cool place. The living area was very spacious and outside there were numerous areas to sit.

We really enjoyed our stay at Villa Eden end of March. We stayed at the house with 6 adults and our dog. The property is very big and very green with lots of outdoor space. We really enjoyed the pool and the big terrace. The Villa is very private and close to nature.
Arife was very nice and communication was easy and she always replied right away. She also helped us set up a Boat trip departing from Fethyie.
We loved our stay - thank you!

We have just spent 2 weeks staying in Villa Eden and I wish we never had to leave! Arife was the most amazing host, always available and offering great suggestions, even booking us the BEST boat trip that we all loved. The house was lovely, open, breezy and with such beautiful surroundings. This was our first ever trip to Turkey and we will definitely be back for more! Thank you Arife for everything.

Villa Eden is a beautiful villa in a peaceful location. It is only ten minute walk into Kaya Village where there are many restaurants and small shops are.The villa itself is spacious and has everything that you would need for your holiday. The pool was gorgeous and the gardens amazing.The owners Arife and Oliver were very helpful and kind. If you enjoy a beautiful peaceful location in a stunning villa then stay here. We will come back again .

This property was pretty accurately described in its write-up. The host was very nice, helpful, and always smiling. It is as others have described, about a 15-20 minute walk into what I would describe as a small village. There are a few restaurants, a couple of bars (one with free swimming in their pool), and of course the ghost town (large area with lots of walking required). You can also purchase minor grocery items. There is regular transit in and out of Fethiye about 45 minutes away (try a half or full day private charter). Played cards, swam in the pool at the Eden, went for walks and explored. Appreciated this location after spending a great deal of time in the larger centers of Turkiye.

Had a lovely time with the family in Eden Villa in July 2023. The pool is great and had lots of fun there. The location is also great as it is right between Fethiye and Oludeniz where there are lots of activities to do there. A few things I would pass on to future guests is firstly the kitchen could be better equipped with things like a microwave. Also one of the bedrooms is upstairs and the actual stairs are outside and quite hard to get up. The actual road to the villa is very rough with a tight space so wouldn’t recommend hiring big cars. Also it states there are 3 bathrooms which there isn’t there is only 2 bathrooms which was quite hard with 7 people including elderly. Also a big issue was that the main living room which is connected to the kitchen does not have air conditioning which one day was unbearable to sit in. The pool also isn’t cleaned daily it was cleaned every 2 days. Overall it was a good holiday but with some simple additions and warnings it would have been amazing.

Der Zufahrtsweg erfordert bei größerem Auto gute Nerven und fahrerisches Geschick.

We spent wonderful time on the villa.
That was a good decision for our family with 3,5 years old toddler to spend time in a quiet place with a swimming pool.
The villa and the garden around are amazing. Views are spectacular. Not far from Fethiye and Oludeniz. There are also some good restaurants in the village (walking distance).
Owners Arife and Oliver are good hosts. We did not have any problem to ask about smth, always got a help.

Il faut se rendre à l’évidence, cette propriété est à la limite de l’arnaque…
Arrivé en voiture presque impossible ( et non stipulé dans l’annonce), installation électrique archaïque ( les ampoules s’éteignait et se rallumaient toutes seules , les 3 clims ne fonctionne pas en même temps ( ça disjoncte), pièce de vie non équipé de clim ( non stipulé), ménage inexistant, extérieur : un entretien minimum négligé qui donne envie de fuire. Nous avons dû quitter les lieux après seulement une nuit, ( et cette nuit nous a coûté 450 euros) , les propriétaires nous réclamais encore 270 euros au matin, nous sommes partis en évitant un conflit, car nous étions en vacances avec des amis et nous avions 3 enfants en tout dont un bébé de 1 ans. Heureusement, nous sommes d’origine turque et avons des contacts sur place, nous avons été relogés dans une maison parfaite à moitier moins chère dès le lendemain.
Ce fut une expérience trômatisante et je ne le souhaites à personne.

Huge amount of space and so much care given to the upkeep of the property.
Arife and Oliver are perfect hosts and lovely people, and leave you the villa for your own but are nearby if you need them.
If Arife offers to cook for you then you should absolutely do it. Spectacular food.

We had a fantastic stay at Villa Eden. We could not have asked for better hosts in Arife and Oliver, they were so helpful in organising our transfer and hire car. The villa is stunning with an amazing pool. If you like a laid back relaxing holiday away from the crowds this ticks all the box's but is close enough to all amenities to enjoy the beach, shopping, nightlife also.

The house is located in the heart of nature, among various trees, a stone house, spacious rooms, a wonderful and smiling host, offering help all the time ..
The road leading to the house is very narrow and the large cars do not pass through. I almost canceled the booking, but Mrs. Arifa did the job and gave me the perfect solution.
My family and I, happy with this experience and living in the quiet village, seem to be one of the solutions to living in this ever-crowded world.

Très bon séjour de 4 nuits dans cette belle villa Eden ! La piscine est superbe, mais était trop fraiche pour la saison (mi-Avril). Mais nous avons compensé par des feux de cheminée tous les soirs ! La maison en pierre a beaucoup de charme, et le jardin est magnifique (très arboré, et bien entretenu). Les propriétaires ont été adorables et discrets.

We stayed for 3 nights and 4 days during the week of October 7th. This is a wonderful property with abundant space and a beautiful, outdoor pool area for lounging. It's really hard to leave the property! When you do leave, you are a short walk away from Kaya Valley's "ghost town" and a short walk/drive from many excellent shops and restaurants in both Kayakoy and Oludeniz. The owners of the property are always available to assist with any of the guests' needs. I would highly recommend staying at this property on your next trip to the Fethiye-Kayakoy-Oludeniz area. We have come back to stay with Arife and Oliver three times - once with grandparents, once with friends and once by ourselves. The villas are beautiful with the most wonderful landscaping which leads you to lounge around outside in sheltered spaces, jumping in the big clean pool, then to dry off on sun loungers or in the treehouse where you can see your kids but not be too close. The villas feel private, with no hint of any one else being there, and are situated a short and pleasant walk away through the abandoned village of Kaya. Our holidays here have been the best holidays we have ever had - the food is wonderful, the weather divine, and Arife and Oliver look after you as though you are family. They always organise trips for us and are on hand to answer any questions, and the visits from their animals (and other Turkish wildlife) adds something really special. There is no place we would rather return to than to Arife and Oliver's.

We had a fabulous time at Villa Eden, where we stayed for 10 days in August. It is a truly peaceful and relaxing villa to give a real sense of simple life away from the busy real world. The pool and crow’s nest- as we called it, were fantastic to relax around and sit in the evening with a vino watching the sun go down. The hosts are extremely helpful and provided the most delicious meal on arrival for us all (even at 1am). The villas are easily accessible from the village and the town a few minutes drive away. Highly recommend any of the villas whether you’re staying as a family or big group of families it’s a really nice environment.

We love Villa Eden and have been going there for the last 6 years. The owners are lovely and are always on hand if you ned anything. The village is beautiful and has a lovely bakery and some fantastic restaurant's. The Villa is spacious and it has a good sized pool, perfect for either a couple or a family. This was was second visit to Arife and Oliver. Arife and Oliver are very approachable and respond promptly to communication.
The villa was beautiful for relaxing/retreat.
I went with my 2 children who loved exploring on the garden and picking fresh fruits from the trees around the villa. The pool was exceptional.
The villa was very clean and it was useful to have mineral water available, washing machine, dishwasher etc to make our stay more convenient.
I am very happy with my stay, we made some lovely memories and we hope to come back to visit for the 3rd time.

We stayed at Villa Eden in late December/early January. It was a very quaint, well-furnished home nestled in the beautiful (and surprisingly lively) village of Kayakoy. The owners were very attentive both in the lead-up to and during our stay (via email and Whats App). They welcomed us with a home-cooked meal (with freshly-baked bread!), which got our stay off to a lovely and homey start. While they were very helpful throughout the stay, they also made sure to respect our privacy, only coming by when we asked them for something. We were rather concerned that the place would not be warm enough for winter, but we were pleasantly surprised that, as long as we kept the fire going in the beautiful living room, the main area remained warm enough to feel comfortable sitting and reading or eating dinner. The hosts provided the wood that we required – we were careful with the amount we used and so did not end up needing to ask for any more. We also used the outside bbq/firepit. Each of the rooms had their own ac/heating systems, which were sometimes a bit patchy/noisy, but mostly kept the rooms warm. There was a separate bedroom/bathroom with its own outside entrance, which was perfect to allow privacy for my sister and her partner and their new baby. The hosts obviously have good attention to detail in terms of the décor of the villa, and were generous in including basics like dish soap, dishwasher tabs, toilet paper, spices etc. The town itself is small, but lively, and is within 10 mins (walking distance). Way more restaurants were open in winter than we expected, including the amazing Cin Bal (which is labeled as a kebap restaurant but is actually much more (with excellent lamb and other meat dishes, including bbqs at each table, as well as great salads, mezes etc) and Lebessos for a lovely fireside traditional breakfast. The old ruins of Kayakoy are also reached within 10 mins of the villa, as well as the hike down to Oludeniz. Overall, we highly recommend this villa – for the villa itself, its location in quaint Kayakoy and the lovely hosts Arife and Oliver. Thank you again for the stay. We hope to be back, perhaps in spring/summer/fall to make use of the lovely pool and outdoor seating areas.

This is an excellent, spacious, well kept property with considerate owners who live next door. The pool and surrounding area is large with well kept gardens, and a separate area for BBQ. It is private and not overlooked. It is located at the end of a bit of a rough road but nothing terrible. There is a tight squeeze to get between 2 buildings on the way in, which was ok in our Saloon but may cause problems for people driving larger vehicles.
The actual villa is beautiful inside. The only downside is that the 3 rd bedroom, with another good outside seating area, is situated upstairs via an outdoor spiral staircase (which is steep). This was no good for our children as a bit too young to be left to their own devices and should be noted by families. Arife was kind enough to put another bed downstairs in the master bedroom (which is large), which is where our 3 children slept.
Overall, this was great value for money, especially as we rented during peak season.The owners also have 2 other villas on the same site which look of similar quality, but with different layout ,so may be worth checking their website, as you can book direct.
