Peaceful holiday home in Sampzon with pool

Discover this beautiful detached villa with private swimming pool in the quiet Ardèche region. This detached holiday home is tucked away in a cul-de-sac on the edge of the village of Sampzon. It has an enclosed garden with lawn and fruit trees, a lovely swimming pool with terrace equipped with sun loungers, and a covered terrace with barbecue. Inside, a large living room with open-plan kitchen, 3 bedrooms and a large mezzanine await you. This house sits at the foot of the 449-metre-high Rocher de Sampzon, which offers panoramic views of the Ardèche river and the Cévennes, and on a clear day, the Alps and Mont Ventoux. It's also a sensational spot from which to watch the sunrise and sunset. Just 7km away is the friendly little town of Vallon-Pont-d'Arc, where the Gorges de l'Ardèche begin. Hire a canoe and paddle the river from the superb Pont d'Arc. Don't miss a visit to the UNESCO-listed Chauvet cave, or the Aven d'Orgnac (21 km). There are also the magnificent medieval villages of Labeaume (10 km), Largentière (18 km), Balazuc (14 km), one of the prettiest villages in France, and Vogüé (20 km). N.B. The owners do not live on site and ask you to help clean the pool. They will give you further instructions on arrival. If you love nature, sport, fishing, peace and quiet or gastronomy, there's something for everyone in this beautiful house with swimming pool in the Ardèche!

Angenehmes, geräumiges Haus (geräumiger als die Fotos vermuten lassen) in einer Sackgasse. Zwischen ein paar Campingplätzen, wo wir persönlich keine Lärmbelästigung erlebt haben. Musik und Animation auf den Campingplätzen waren nicht zu laut, um z. B. schlafen zu können. Liegt neben dem Kajakverleih und ist daher ideal für einen Ausflug zum Pont d'Arc. Sehr angenehm, dass es für die warmen Nächte und gegen die extrem zahlreichen Mücken eine Klimaanlage gibt. Möbel und anderes sehr vollständig, aber etwas veraltet.

Lage / Umgebung:- Großartige Lage, in der Nähe der Ardèche. - Schöner, nach Süden ausgerichteter Swimmingpool - Komplett umzäunter Garten - Haustier(e) erlaubt (selten!) - Ruhig gelegen; kein Verkehr. Abends und sehr selten nachmittags gibt es etwas Lärm vom angrenzenden Campingplatz Soleil Vivarais (Unterhaltung zwischen 21:00 und 23:00), aber nicht störend. Für Frühschläfer und empfindliche Schläfer: Ohrstöpsel mitbringen - Viele Aktivitäten in der Umgebung: Segeln, SUP, Canyoning, Accrobranche usw. Sie können alle diese Aktivitäten bei Cap07 um die Ecke buchen. Tolle Gegend auch zum Wandern / Radfahren. - Für Radfahrer: ruhige, gut ausgebaute Straßen. Mir ist auch die Höflichkeit der meisten französischen Autofahrer gegenüber Fahrradtouristen aufgefallen (Abstand halten, mit dem Überholen warten, bis kein Gegenverkehr mehr kommt,…). "Des monts d'Ardèche" sind ideal für den erfahrenen Radfahrer. Ausstattung des Hauses: - Gut ausgestattetes, gepflegtes und sehr geräumiges Ferienhaus; - 4 Schlafzimmer mit Klimaanlage ein Schlafsofa im Wohnzimmer - Hauswirtschaftsraum mit 2 Kühlschränke, Waschmaschine - Küche mit vielen Küchenutensilien, Geschirrspüler, Mikrowelle, Backofen, Küchenroboter, etc ... - Kein WLAN und die mobilen Daten sind langsam (zumindest die von SFR, die über Telenet angeboten werden). und gute Erreichbarkeit des Hosts. Er wohnt nicht in der Nähe der Tür und bittet darum, zum gewünschten Zeitfenster zu kommen. Wir waren vom 6. bis 20. August 2022 dort und hatten einen sehr angenehmen Aufenthalt. Ich wäre gerne dort geblieben.

Küche und Küchenutensilien geräumig und gut genug zum Kochen.Huis liegt zwischen 4 Campingplätzen, aber das stört Sie nicht, Sie können "abends die Musik genießen, sicherlich nicht störend. Ardèche in der Nähe, ideal für einen Hund, um sich zu erfrischen. Geschäft in der Nähe, mit allem, was Sie brauchen. Sie können auch in den Restaurants des Campingplatzes essen, es ist viel los.
