Comfortable Stay in Venice
Very nice, spacious location in Venice. Large number of local bars and restaurants down the street were a treat to stop in at when going to and from the apartment.

Short stay in Venice
Massimo gave us accurate, detailed directions to the apartment. He then met us early (before the agreed check-in time) so that we could leave our luggage and explore Venice at our leisure. I would stay at another of his properties if the opportunity presented itself.

Massimo was very helpful. The apartment was clean, safe, and well maintained. Very pleasant experience. It is a bit of a walk to the tourist locations, but Venice is a pretty small place, so it's still walkable.

The rental is exactly as shown in the pictures and quite spacious and in a very quiet area with a few restaurants along the way. It is about a 5-10 minute walk to return to the touristy area of Venice. Massimo went out of his way to accomodate my parents as they were unable to locate the rental when they arrived. He did come later to welcome.us and was understanding of the situation. After reviewing our communication, I realized we weren't given the specific instructions on how to arrive to the rental. The address given when booking is slightly different so I recommend making sure you get clear instructions.

Communication before our arrival and during our stay were excellent. Great recommendations for water taxis, restaurants, bars and nearby grocery store. Nice non-touristy location! We will return and highly recommend!!

Great location, good experience
I would definitely stay here again! There was a cute view from the kitchen window of the gondolas going by, it was clean and tidy, and had everything we needed. Good wifi, air con worked, and Massimo was very helpful and quick to communicate. Cannaregio was close to everything but much more peaceful away from the crowds. It was a relief to stay there and we enjoyed a drink at a local bar. I recommend this place. Thank you Massimo.

Fantastic Location
If you are looking for a great location at a great price this is the place for you. The host was very accommodating. And very helpful and responsive to messages. The apartment was very clean. It is a minimalist apartment. So if you require hairdryers and are expecting a wait staff this is not for you. But if you are use to traveling. You will love it. Fantastic city.

Nice location but missing a lot.
Location is great but the property needs some updating. AC doesn’t work anywhere in the house and the property owner tried to convince us that it works but when he “fixed it” it ran for 20 minutes and it died. He brought us fans which I appreciated but they were dusty and when I looked for paper towels to clean them, there were none. I asked the owner if he could provide paper towels, trash bags, more bath towels he replied he didn’t provide those things as he is not a hotel. I can’t imagine traveling with paper towels, trash bags and kitchen towels in my luggage. Needs bath mats, functioning soap dispenser, trash cans, checking in instructions, replacing light bulbs in hall ways, etc.

Beautiful, relaxing, and kind host…
This was a lovey and quiet place to stay just a short walk from anything I wanted to do, but also in a quiet neighborhood! Groceries very near and lots of good bars and restitution. The owner was very helpful and managed me even though I made an error in my booking. I booked one fewer days than I expected and when it was discovered that I made the error, he was both kind and as accommodating as he could be despite having a new renter coming in only hours. I ended up finding a new place for the last night which was sad, but the kindness displayed during my error was much appreciated. Venice is an amazing place and this is a quiet and peaceful place to rest your head!

Clean and spacious
Exactly as stated. 10 minutes walk from train station and close to restaurants and shopping while still on a quiet street on the canal. Had the bare essentials. The host sent detailed info on directions from train and recommendations for business and restaurants in the area. Would definitely stay there again.

Quiet location but close to action
This was a spacious 2-bedroom 2-bath apartment in a quiet neighborhood but only a block from lots of activity on Fondamenta dei Ormasini. It is a reasonable walk from 3 vaporetto stops, a CONAD supermarket, and some vegetable stands. The apartment itself seems to be a work in progress, with some wire bundles protruding from walls (NOT a safety issue) and sparsely furnished although liveable. The.owner, Massimo, was very helpful and accomodating. I was worried about a review saying communication with.Massimo had been a problem and that the reviewer had to find another place, but I experienced no such problems. We would be happy to stay here again.

Save yourself a headache and just use a different host
I read another review that has similar issue as I did so this is why I’m not recommending this host. Over all he was a nice guy but it just seems like he has way too much going on to be an efficient VRBO host. First of all he never communicated with me about the check in process, I had to message him multiple times before he got back to me. Then he had a family emergency last minute and told me we could stay in a hotel close by and then we ended up staying in another property he has. So we never stayed at the original place we had booked. We ended up having a bed to sleep in but honestly it was a huge headache and communicating back and forth with him about all of these changes sucked. I stayed in multiple different accommodations and VRBOs throughout all of Italy and I didn’t have these issues. He apologized and tried to accommodate us. I understand emergencies happen but I read another persons review that has similar issues so like I said maybe he just has too much going on at the moment. I’m leaving this review to save someone else a huge headache. I just wish things went smoother because it took away from our time we were spending in venice

The worse experience ever, the place smelled really bad, the towels and sheets smelled like they were never used and had been seating in the house for a very long time. My mom could not tolerate the smell and had to shower and use her own clothing to dry herself. There were lots of mosquitos, the bathrooms were half in service, in one you could use the sink but not the shower and vice versa. We communicated the property owner or manager and they didn't care or offered anything, they just said that they were fixing the property which is not our problem they should not list it in such a bad condition or bad service. There was no heat so imagine covering yourself with stinky sheets. The fridge smelled like something had died in there. I tried to request a refund of at least a percentage due to all the inconvenience and the website insists a contact them directly, when they did not even want to come to the apartment to pick up the key.

Great place, great host, great location!
We had a wonderful stay in Venice at Massimo's place. The appartment is very big, clean and has all the necessary amenities. The location is very good as it's not in the tourist crowded center, but minutes away from it. It has a shop near and a lot of bars, restaurants and touristic attractions. Also you can reach easily the boats towards the other islands of Venice. We were also impressed by how attentive and friendly the host was. He provided lots of helpful tips about the city and the apartment, which made our stay even more enjoyable. Moreover, he offered us the possibility of having a trip with his boat around Venice. Overall it was a great experience and we would definitely recommend it to anyone looking for a place to stay in Venice.

When we arrived in Venice, we still had no proper address, and were left standing in the streets waiting for someone to let us know what was going on. We were told that our accommodation was not available anymore but offered us two separate places as we required two rooms, but they were 15 minutes away from each other. After walking for miles in the heat, we got to what can only be described as a shed in a garden. We had to sit in a cafe and try to find two hotel rooms.

Great location, no response from host
This was an amazing location in Venice and the host was very amenable to checking in earlier then we had expected. However, there were a few things that would have made our stay more comfortable. The biggest was the air conditioning. It was hot, very hot, and upon assessing property, the AC in the kitchen was not functioning and the one other AC in one of the bedrooms worked poorly. Upon multiple messages to the host, there was never any response or acknowledgement which was disappointing. Also, the smaller bathroom was very hard to shower in as there was no toiletry holder and it was a very small space. We appreciated being able to stay here and checking in early, however we would recommend if you are traveling during the warmer months to check/follow up with the host before hand to make sure your stay is comfortable for all guests.

Schöne Wohnung am Rande des Trubels
Die Wohnung liegt im schönen Cannareggio, sehr ursprünglich, ruhig, aber viele Lokale in der Nähe, wo auch abends einiges los ist. Zum Zentrum ein bisschen Fußweg, aber gut machbar. Wohnung renoviert, sauber, Schlafzimmer und Bäder voll OK, aber Wohraum sehr kalt, lieblos ein paar Möbel eingestellt, Küche inakzeptabel, Geräte funktionieren, aber keine Tür ist normal zu öffnen, ohne dass sie fast rausfällt. Geschirr und Besteck erfüllen gerade Minimalanspruch. Dafür ein Stern Abzug, Vermieter sehr nett, versprach, dass da noch alles modernisiert wird. Hat zu gutem Preis sehr schöne Bootstour mit uns gemacht.

Nettes, ruhiges Appartement
Zweckmässig eingerichtetes Appartement im Erdgeschoss nahe bei einem Kanal in einer ruhigen Lage. Ausser einer Kaffee-Maschine und einem Geschirrtuch war alles vorhanden. Der bei Ankunft defekte Duschkopf wurde anderntags ersetzt. Klimaanlage. 3 Minuten bis zur nächsten Vaporetto-Anlegestelle.
