Property since you arribe smells terrible. The property says it has air conditioning and it doesnt have. Terrible place, I left the hotel.

We are sorry if your stay was not satisfactory and you decided to leave without even discussing it with our reception.As regards the temperature in the rooms, however, we had just made the reversal from winter to summer mode and the adjustment does not happen easily considering that the external temperature in this period of May is around 15 degrees.You are probably used to having AC all year round in your home country in the Caribbean, but here with around 20 degrees in the rooms there is no need.As for the smells you may have smelled on the ground floor, they depend on the tide and there isn't much you can do about it given that Venice is a city built above the water and you can often smell them along the banks of the canals and in the porticoes even outside....just as it arrived with the tide then it tends to go away soon.

The hotel was very close to everything, shops, restaurants, tourist sites. The only thing was the haiiway to the elevator smells.

Thank you for your nice review.As for the smells entering the ground floor, they essentially depend on the tide, especially in certain periods of the year and tend to go away quickly with a little airing.

If you are currently scrolling hoping to find a hotel to stay in Venice, stop scrolling and book this property already. Maison Ducal is awesome. The breakfast is really good and the hotel is a walking distance to every major attraction you would need to visit. The staff are also very polite and helpful, would definitely visit and book again!

Best location and amazing staff
Incredible central location, a couple minutes walk to St Mark's and the airport waterbus. The hotel itself is clean, modern and quiet. Everyone was so accommodating and breakfast was delicious!

Staff at the hotel were friendly and daily cleaning of our room was provided when it didn’t need to be. The breakfast food items were very good. My husband and I enjoyed our stay there. We had accessed to all amenities from the hotel.

Very boutique hotel. Maybe 7 rooms. Working on signage with city they said but VERY HARD TO FIND SECRET DOOR. they should say to the right of Bar Clowdia. Small is ok but inefficient with space IMO. Need shelf/ledges in bathroom to place things. In room as well. A/C awful in my opinion (IMO). Breakfast was excellent but short hours which was fine.

The hotel is small in size as it consists of only 8 rooms, a breakfast room and a hall. We are sorry if you had some difficulty finding the front door which is located in a recess of the street, but it is usually found easily by our guests if they read the instructions to reach us.As for the air conditioning, it was possible to regulate it via the thermostat in the room, although during the period of your stay (mid-October) it is not used much since it is around 14 degrees outside and the heating is soon activated.

The Air conditioning system failed so it was hot, but the staff was very friendly and helped with some fans and provided alternative accommodations during the time of the problem. Other than the AC failing one day I think it was Ok.

We are sorry if your stay was not entirely satisfactory.You stayed in early June, in a period in which the temperature fluctuated a lot and during the night it dropped to around 15 degrees. For this reason, the air conditioning system, although active and guaranteeing about 21 degrees in the room, did not work at full capacity as it happens during the summer. We could also give you electric mosquito repellent if you asked for it at reception, so you wouldn't have had any problems even with the windows open.

Lovely hotel, we stayed for 3 nights. Perfect location to get around Venice. Rooms were very clean and the hotel was very well kept. Would definitely stay here again. Staff were very helpful and gave good advice. Only thing we felt could have been better would be the breakfast, wasn’t the greatest selection. Would also be nice to have tea and coffee making facilities in the room. Otherwise it was really great!

Great location walking from pier to hotel is within a couple of minutes, super convenient! Great breakfast selection as well. Being a small hotel it is a great one we have seen so far!

Very very very glad we chose this place as our base for our time in Venice. It's prime location to everything in San Marco and it was so convenient to be only a few steps from the major vaporetto stops. On top of that breakfast was a great buffet, more options than I expected. The room was clean and quiet. Only minor issue is that when it says room canal view don't expect much. Otherwise, would definitely come back if I ever find myself in Venice again.
