Looking for a getaway from it all but still in the heart of all the action? Look no further!

The Perch on the Hillsborough River is a large studio apartment with a HUGE balcony on the second floor of a two story duplex house that overlooks the Hillsborough River. You are up among the trees overlooking the beautiful Hillsborough River and downtown Tampa.

Our amazing balcony with views of downtown Tampa and the Hillsborough River is the perfect place to unwind and relax.
The apartment features a fully stocked kitchen, full bathroom, queen size bed and a living area with sofa that can turn into a twin bed. For longer stays, there is a washer and dryer for guest use.

A few doors down you will find Rick's on the River marina, a great marina and restaurant! A 5 min drive across the river is the Armature works Pirate Water Taxi stop.....You’ll love all the great restaurants, nightlife, museums and parks that are all a beautiful boat ride away!

The house sits on a compound on the river that is shared with two other vacation rentals ( property ID # 801363 and property ID # 642448). All three houses can be rented together if you have a large group of 10 people.

Each vacation rental has its own entrance and is completely private, there is a shared private parking lot with plenty of room for your cars.

The studio is in the center of everything Tampa has to offer- downtown Tampa,Ybor City, Channelside, Amalie Arena, the Tampa Convention Center, South Tampa, Busch Gardens, and Raymond James Stadium are all a 10 min drive from the house. Want a day trip to our world famous Gulf beaches? 45 minutes from the house are award winning beaches such as Ft Desoto Beach and Clearwater Beach.

The apartment also has a large screen smart tv so you can directly access your Netflix, Amazon Prime or Hulu accounts. It also has WIFI. We have tried to think of every amenity from home to have while you are on vacation!

This was our third stay at The Perch in 3 years. We really love this property. It is charming and we love the deck and the great view of downtown Tampa, as well as watching the boat activity on the river. The property is always well stocked with necessities. The neighborhood around The Perch is quite run down but all of the homes on the river are very nice and gated. We have never felt unsafe. There are a lot of steps to climb to get to the Perch but it is worth it. Also, it is a short, easy drive to the airport, which is helpful. The owner has always been responsive and helpful.

What a perfect cottage for two! The view was beautiful and we had the best time! We were there for a George Strait concert and enjoyed Ulele and Armature Works. Highly recommend and will definitely come back!♥️

Such a relaxing stay. We enjoyed sitting on the porch especially in the mornings and evenings. The view of the river and Tampa skyline is beautiful. I would highly recommend this property. Lauren is very responsive with any questions. We will definitely be back! I miss it already.

A wonderful property that we would return to when in Tampa. Much better than staying in a hotel. Lauren, the property manager was responsive and helpful. Only a small nit, that the hot water supply didn't seem to last two showers. But we made that work by reducing the time. Highly recommended rental if in Tampa. And the Armature Works is very close (for meals).

The view was beautiful and the unit was decent. We ran out of toilet paper on day 2 so had to go buy some more. Bath towels are old, worn out and should be replaced. The people renting the other units on the property had a party. There was no parking available when I arrived and my sons car got blocked in from the party goers. Party was a little loud until midnight. Found a few ants in the bathroom and one on the bed on the day of our departure.

This was our second year at this rental. We spent 8 nights and wish it could have been more. We are already booked for next year. The view from the deck is the selling point. Mornings having coffee and breakfast and watching the boats go by on the river...it is so peaceful. The view of the Tampa skyline is amazing, especially at night. The surrounding neighborhood is a little run down, but this is a gated bungalow so we never felt uneasy. In fact, Rick's on the River, a great restaurant, is within walking distance and we walked it and felt safe. The location is less than 5 minutes from Hyde Park, a very nice area of Tampa for shopping. The studio apartment is very comfortable. We did have intermittent internet problems and had to keep resetting the router. I do not know if this was a problem with the internet provider or the apartment itself. Also, as we found out last year, the hot water in the shower does not last long, so you need to be quick about it. Neither of these issues were important to us. We love the place, the location, and Lauren is easy to deal with. We cannot wait to return.

The Perch had a large deck, where we spent most of our time while at the unit. The view from there of the city and activity on the river was delightful. On the one evening when storming, we could still appreciate the Perch because of at least 11 windows giving us a 360 degree bird’s eye view. The only thing that would have been nice is motion detector lights on the steps up to get to the deck and second floor entrance. We are already looking forward to another future stay at the Perch.

Beautiful little spot! Has a wonderful view from the porch! Easy to get in and out with good parking. The bed is a little old but the room made up for it! We absolutely enjoyed feeding the ducks and seeing all kinds of birds! We will be staying again.
