    Come and enjoy our original Balboa downstairs beach cottage that is still full of old time flavor, but has been wonderfully appointed to enhance its seaside surroundings, as well as provide comfort and modern amenities for our guests. With charming wood paneling, bead board, and molding throughout, guests are initially greeted by the quaint front porch entry, and welcoming living/dining areas, just inside. Due to the original 1910 construction, the characteristics of this property are charming, but still small by modern standards: the floors are slanted and the walls are thin. This property has been priced accordingly for the budget-minded traveler. Here's what you will find:

    LIVING AREA:
    - Leather sofa and side chair

    - Wall-mounted flat screen streaming TV: no cable
    - Dining table with seating for 6

    KITCHEN:
    - Fully stocked with dishes, pots/pans, utensils, bakeware and more
    - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
    - Large appliances: gas range, fridge, (no dishwasher), microwave
    - Small appliances: blender, toaster, coffee maker and more

    EXTRA SLEEPING ARRANGEMENTS:
    To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

    DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

    Shared free facilities are located under the rear patio's stairwell; guests must provide their own supplies

    PARKING:
    - There is no designated parking onsite at the cottage.
    - General neighborhood street parking can be utilized: free street parking (challenging to find); metered parking; kiosk pay parking lots.
    - NOTE: All paid parking throughout the city is free between the hours of 6 p.m. and 8 a.m. daily

    LOCATION:
    - Unit is within immediate walking-distance to beaches, restaurants, bars, the Balboa Island Ferry, the Catalina Flyer, shopping and fun in the Balboa Village area. It also conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.
    - Depending on weather conditions, there are times when this property is within the general sound range of the flight path of departures from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m.

    RECREATIONAL GEAR:
    Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers; twin rollaway beds and much more! Contact us for more information.

    PETS:
    Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.

    CITY TAX:
    A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    SECURITY EQUIPMENT:
    This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

    Great location for the beach, also very accommodating of the dogs, had a nice enclosed back yard which was very handy. The propery was clean inside but was covered with what looked like flying ants when we arrived. Everything worked and sitting on the patio watching the world go by was great.

    Location just around the corner from sand. House not kept up. Listing photos show new condition; actually shabby & worn. Greasy pots/pans/counters. Cushions need washed. If you're a large person you won't fit in shower. Leather couch/chair peeling badly (couch now has cover). Smudges on walls. Broken floor tiles. Loud street (can't hear tv). Back patio is shared, not private as stated. There are tenants upstairs. Rugs dingy, stained. Mgr kindly offered their cleaning crew to return but the level of grime has built up over time; a single reclean won't fix it. Pay parking is close by.

    Adorable Cottage in the heart of Balboa
    My friend and I decided to rent this place for my birthday weekend this year and loved the space. You get the entire first floor of the cottage, and it's been updated in all the right ways. I will say that the couch set-up (in regards to the orientation to the tv) was a bit strange. I imagine with more people, they would all struggle to watch something. But overall loved how bright and beachy the place felt.

    50th Birthday Getaway
    Property was perfect for having friends join us on the beach for a BBQ at the built-in fire pits 2 short blocks away. Affordable Parking in Lot B made it easy to unload/load, and for friends to find us on the beach. Perfect kite weather, and a charming and sunny kitchen made it an ideal place. It is a bit run rustic and well-used, but the price and location totally make up for it. No one was in the unit above us during our stay, so it was very quiet at night.
