We had a lovely short stay at this hotel at the end of our two week Italian vacation. I would definitely stay here again — spacious rooms, great breakfast in the garden and walkable to less touristy spots for dinner.

Lovely garden, quiet neighborhood
This is my favorite place to stay in Rome and I’ve been coming here for years. Each room is a little different and all are comfortable. Breakfast is in the garden or indoors in a light-filled space - a great way to start the day. The garden is also lovely for sitting and relaxing, reading or working, or enjoying an afternoon drink. It’s in a quiet residential neighborhood and with a 5 minute walk down the hill you are in Testaccio with all its wonderful restaurants and with a bus/tram stop to take you anywhere. Also fairly close to two different subway stops. The staff is wonderful and I highly recommend the place.

An excellent place to stay
We’ve stayed at this hotel annually for 10 years and have always enjoyed the service the comfort and the position in Rome near the metro and bus not far from a station but on a beautiful quiet tree lined hill with some great views

Staff is very nice and helpful, but the property is extremely old, A/C doesnt work appropriately, and the most important con is that the reviews about the location are false; the hotel is very far away from main attractions; you will have to be paying taxi back and forth. Again, the staff is very nice and helpful.

The staff was wonderful and very accommodating for our family of 6 with 3 generations. Although one of our three rooms lost AC, the staff helped us to move to another amazing room. We will definitely return!!

Great small hotel.
Great breakfast, nice rooms in a quiet neighborhood near circus Maximus. The courtyard is beautiful and kept so clean as well. A computer is available to print your boarding passes etc. also the reception is very helpful with restaurant tips (apulvis) and calling taxis.

Quaint hotel in a quieter section of Rome. It has a beautiful courtyard where breakfast and happy hour occurs. Front desk staff very helpful for obtaining taxis. A special thank you to Agapitro (spelling?) who served as porter, waiter, bartender, etc. He was so friendly and helpful! My only complaint about our room was the shower. The water pressure was horrible because the only way to have warm water was to have it turned all the way hot.

Nice quiet neighborhood. Good free breakfast with eggs, cereal, fruit, yogurt, and pastries. Good views from some of the rooms. At least in February, the rates were quite reasonable.

I loved the quite, out of sight hotel tucked away. It was beautiful! The courtyard was amazing and the rooms were beautiful and clean! The staff was amazing, and the continental breakfast was superb! I decided to stay 2 extra days because of the overall experience!

Our 5 Day Rome trip
We stayed at Hotel Villa San Pio for 5 nights and I couldn’t recommend the hotel more. The staff were very friendly and welcoming and helped me and my husband to our room with our bags. The room was amazing for the price and very clean. We had breakfast every morning and the choice was excellent. The staff were very attentive. We hadn’t visited Rome before so we needed advice on how to access the main tourist sites and the reception staff were happy to help and provide a map of the local area if we wanted to walk and where the local metro station was (within 10 minutes walk) If we were to visit Rome again we would definitely stay here again

Even though the hotel has a cool historic feel the facilities and fixtures can definitely be upgraded. The bathroom was super old with faucets not getting adjusted and bathtub being very slippery. You can’t get an iron in the room you have to go the roof to use an a common iron in an old room. The location was decent close proximity to some main attractions on Uber. Two good features were free parking and breakfast

This hotel was quiet and we had a nice little porch facing the garden. The mattress felt old and was fairly uncomfortable with bad pillows. There was mold growing all over the corners of bathroom ceiling!! YUK! Needs improvements!

The staff is so nice... the hotel is pretty and nestled within a residential neighborhood. The breakfast was lovely. Now comes the other stuff- the bed was rock hard, if you need to walk to this hotel at night from the Vatican or any historical sites you visited, don’t, it’s dangerous and sketchy and you will get people following you with bad intentions. Thus forcing you to taxi it back. The hotel doesn’t include your VAT so you don’t get your taxes back. For the cost of the hotel, go stay somewhere more centrally located to the city and people. I wouldn’t stay here again for the price I could have stayed in a safer area and not paid the insane taxi prices to and from coming back at night -

Very nice and helpful staff. Very nice neighborhood, safe and convenient. Has some parking but unless you LIKE to drive in Rome I would take Uber or taxes. All staff spoke English. Very good breakfast. Very good restaurant ( Trattoria "Perilli" ) at the bottom of the hill, easy short walk. We would stay here again.

Nice hotel in a residential area
This boutique hotel has a shabby chic interior which is quintessentially Italian. The staff are the biggest assets of this hotel. The breakfast is good and has good variety but don’t expect the full fried breakfast. However it does have bacon and egg which is delicious. Having looked at the pictures of this hotel and no other room, apart from a single or triple, available on Expedia, we expected a larger room. Our room was small and in need of some TLC. The hotel is about 20 to 30 mins from the center on foot which doesn’t sound much but if you add that on top of a whole day walking it’s exhausting. After the first day we went everywhere by cab.

Hotel in a great location
Hotel is around 20mins walk from the coliseum, 8 mins from the bus pick up point. Great location if your looking for a quite hotel. Staff were lovely and friendly the rooms are beautiful and clean. There are a few restaurants located a short walk away which served the best food (we found this is where the locals eat) large potions and the best Meal we had in Rome.

Our family spent nine days in Rome, four of us stayed at Villa San Pio, the others stayed in two different hotels in the area and everyone was a little jealous of our accomodations. The hotel and the grounds are beautiful. We loved the garden and the breakfast area. The breakfast was very good with a large selection of items to choose from, there was even a barista to make cofffee, tea, lattes, or hot chocolate for us. There is 24 hour desk service if you need anything. They are very helpful in arranging taxis and transportation to and from the airport. We had an urgent trasportation need at 4:00 a.m. and they quickly made arrangments for us. The staff is very pleasant and friendly and speak English very well. Our room was nice and had a large jetted tub which was put to use after a long days of walking. My only complaints are that the beds were a little hard and there was some mold around the calk in the tub, if it werent for that I would give it a 5 star rating. Overall a wonderful place to stay, I highly recommend it and would stay there again in a heartbeat.

Lovely hotel, poor reception
Excellent room - spacious, huge bed, bathroom good. Staff serving breakfast etc... were very friendly and helpful. Unfortunately the reception staff were not welcoming or helpful at all so this spoilt the stay. We were given a parking space which was very lucky as very few spaces - we took the last one. Parking on the street meant most cars were scratched and dented so I wouldn't recommend that.
