DEAR GUEST! PLEASE FOLLOW THE HOUSE RULES:
-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed-restricted Homeowner association and most HOA doesn’t like short-term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red-flagged by HOA, therefore, help me by following the instructions.

-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside, please respect our neighbors and if we get a complaint from neighbors, we will have to cancel the reservation and ask you to leave.
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors who will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all checkout instructions list.
-If you have more people staying at the house than listed on the reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make-up wipes/removers, please do not use towels as the towels get stained and we cannot use them for the next guest.
-Make-up stains on pillowcases/bed sheets and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes.

My family overall impression of this place rates a 3 due to the following reasons: soiled towels & trash from prior guests; ice maker didn’t work nor refrigerator rails weren’t stable plus grooves missing; 2 TVs didn’t work on arrival; hair in tubs plus slow drainage in upstairs bathroom plus nasty shower curtains on arrival; upstairs some of the light bulbs needed replaced Majority of this items were fixed while we were there except light bulbs and refrigerator. I highly recommend host to do a thorough more upkeep on lodging. We did enjoy how spacious the house was plus not too far from Houston, TX.

Spacious stay
The photos don't do this property justice - it's large and airy, with plenty of space for our group of 13. It felt like it could fit much more and we got our own beds! I was nervous about the rules and check-in process, but everything was fine once we got there. I'd stay here again!

Horrible Roach and Rodent Issue
This was a horrible experience. We rented a sleep 12 and were told that we had to pay extra for each guest 1 day before our reservation. After driving 21 hours we arrived at the property and the alarm was not set. Then we brought our bags in and started to clean. There was dead roaches in the refrigerator, cabinets, on the counter tops and bedrooms. There was roaches running in the kitchen, big bugs in the bedroom and mouse droppings. We sent 3 hours trying to reach the owner and he never called back. VRBO could not guarantee that we would get a refund, so we had to wait until they authorized a hotel stay for one night. I had to pay the balance of the hotel fees that night. We were displaced the next day and had to make our own accommodations. The owner called the next day and was very rude. Then canceled our reservation and stated that we broke the house rules, in which we weren't there long enough to break any rules.

Perfect for large family who enjoys one another. Also, bonus large yard to enjoy as well.
Stay was ok. Major concern was the heating, we were cold and didn’t have extra blankets. Heat kept returning to pre program setting. Also, plan some showers the night before so you don run out of hot water. Check remote for tv right away, we couldn’t get two of them to work.
