Great location, spotless room and grounds, friendly staff. Just steps from my favorite restaurant. Since we have stayed here before, we expected a light breakfast to be included with or room rate as in the past. This is no longer the case. A few days they started offering fruit and coffee for 180 pesos per person. Way too much. All in all I would definitely stay here again.

This was the most amazing location!! A few steps to the beach one way and a few steps to 5th Avenue the other way. I loved being so close to everything yet tucked away on a side street where it was much quieter. Inside the hotel is like a private oasis with a pool and so many trees! Just gorgeous!!

This hotel was perfect for our family on our first trip to Playa del Carmen. It is a very short walk from both the beach and 5th Avenue, making it convenient for everything. The hotel is clean, the grounds are beautiful and quiet, and the staff are very helpful. If we make it back to this area, we would definitely stay here again.

A lovely stay. Just off 5th ave but nice and quiet with the beach 100 yards off at the other end of the street. Large, clean room. FYI the hotel details say that it does not have an elevator but it does have one. Wi-Fi a little inconsistent and worth noting if that is very important to you.

Small nice hotel with potential but poorly managed
Very clean and cozy small hotel good enough just to get to shower and sleep. The TV never worked despite mentioning it to the staff, it mentions ice machines when there really aren't any. There are no breakfasts or telephones in the rooms for service and the wifi signal is super weak and slow.

This is the cutest little hotel I have ever stayed. Surrounded by greenery all throughout the grounds. Exotic little jungle, with its own cenote, the pool was very clean and felt very private. Excellent service, 2 steps away from the beach and right on Quinta avenida. It was quiet at night, for a perfect night sleep. It combines comfort and eco friendly, exactly what I was looking for to make my experience unique.

The property has a lovely garden area. Rooms are clean and have plenty of room. Continental breakfast is fresh and just enough. We would stay here again. The only negative is that the AC unit lights up the room at night.

Beautiful garden courtyard with little cenote, friendly staff, and wonderful, informative, helpful manager named Jose. Great breakfast too. The sundeck on the roof has the best view of the nearby beach. I love this hotel and will return. Thanks to the entire staff at Hotel Posada Sian Kaan!

Property is clean, receptionist Jose and Edgar and the girl in the morning is very accommodating. This hotel is close proximity to everything. It is close to the bus station that will take you to Cancun, Tulum and the airport. They have complimentary breakfast which was a plus👍. The property doesn’t include parking space they they were that pleasant to let me use it during my stay. It is close to the pier as well that can take you to Cozumel. I didn’t like the water pressure in the 4th floor . It’s not that bad but a little slow for me. We stayed for 5 days here!!!

My husband and I had a relaxing and pleasant stay. The staff was always friendly and helpful and the rooms and amenities were well maintained. We couldn't believe how quiet it was considering 5th Avenue (the shopping and dining district) is only steps away. The location is extremely convenient and close to the beach. I would definitely consider staying at Hotel Posada Sian Kaan again during my next trip to Play del Carmen!

The location is convenient to the beach, 5th Avenue, the bus terminal and the ferry dock. Rooms are comfortable and clean. A free breakfast is included with several menu choices. Staff is very welcoming and attentive. There were maintenance issues we observed: phones in rooms do not work, TV did not work, hinged shower door did not close, elevator door is rusty and needs painting, several lights in the hallway did not work.

This property location is amazing, just steps away from the beach, ferry terminal to Cozumel, bus terminal to Cancun and many restaurants. The hotel is very clean and the staff offers a great service. The only thing to improve was the check in, my room took an hour longer to be ready, but no other issues. I would recommend this place if you are looking for a good and affordable place to stay.

Hotel looks great from the road, but is inaccessable to vehicles for most of the day. The reception is fine, and staff good. We were allocated third floor rooms, but the lift was broken for the 1st day of our stay, Staff helped with our luggage which was great. Room a good size, but a little dated. Part of the building is closed down and a bit grubby, Waiter came straight to us at breakfast time, to tell us he expected tipping! For the seven days we were there, the service was rubbish, except on one day when the hotel had a big group in, and they went overboard to present themselves and the food in a way that they should have done every day! On checkout, we were told that there was beach tax pay, which we challenged, when another receptionist stepped in and said no, as we booked through Expedia. If that receptionist had not been there we would have had to pay up. Generally speaking, the hotel was quiet and tidy.

The property is like an "oasis" -- totally private with a cenote on the property, a love fished shaped swimming pool and lush tropic foliage. also many bird and cute little "Yucatan rabbits" hop through the property.

The staff are really friendly and helpful. The hotel is steps away from the beach and they give you a pass to stay in a restaurant with a chair and a umbrella The swimming pool is clean and there towels are always available The location is very central walking distance to any restaurant or entertainment I will for sure go back

Staying here was nice because of its location. It was right near the beach but less than one block from the Main Street where people are walking around eating, drinking, and shopping. The property itself was very nice from walking in, the trees and plants were beautiful. There was a mini waterfall / cenote (not swimmable of course) in the main area which I loved looking at while I was eating breakfast. The breakfast was great too! I got fruit with yogurt, coffee, and toast. Great stay!

The room is excellent the property is unique, however the hotel needs to make it clear on their site how difficult it is to find the place. Very very very difficult and the parking is a nightmare... Streets are closed off....Very very difficult to locate... Give yourself a least an hour to find the place and find parking.... very very very difficult...

Ok if not for the seaweed smell.
I chose this hotel because of location. It's walking distance to the bus terminal and ferry to cozumel. Beds were comfortable but shower is rusty. Due to the seaweed (sargassum) problem in the beaches, the smell was overwhelming all around. Not a hotel problem, but it's location close to the ocean was a disadvantage this time. Breakfast and service was great.
