This Agreement applies to the Guest`s stay at Rental Property during their stay, but also applies to any other dates which may be included if the reservation is changed. This Agreement applies to all members of the Guest`s party no matter the age or affiliation. Guest acknowledges that Guest is responsible for sharing the renter agreement, and its requirements, with all members of the Guest`s party and anyone else permitted onto the Rental Property by the Guest. In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions: No parties allowed. No smoking or vaping allowed inside. Respect the neighbors; no loud music past 10pm. No pets. This home was created with love for guests and we expect it to be treated with care and love. All guests must be 25 or older to place booking and must be staying. By confirming your booking you agree to adhere to the Rental Rules set forth in this listing: - Check in time is 3pm, and check out time is 10am. No Late check-out. - Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest: 1. Please empty the refrigerator and take all excess trash outside to the trash cans and recycling. Trash in trash bins can remain in trash bins. 2. Please load all dishes into the dishwasher and run it. Over Stating the obvious: - Please do not run the fireplace because it is not in use and is sealed at the chimney. - We have stocked the home with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay. We require all guests to confirm the rental agreement below when booking. A booking is taken as acceptance of below agreement. The rental agreement is as follows: Exhibit A RENTAL RULES 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary otherwise they will be charged accordingly. House can sleep 6. 3.Guests should not create excessive noise at a level that disturbs neighbors; Quiet hours are from 10:00p.m. – 8:00a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4.This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5.Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6.Only use appliances for their intended uses 7.Pets are NOT allowed due to health concerns associated with guests with medical issues. THIS INCLUDES SERVICE ANIMALS. There are outdoor cameras for security purposes on the property. If pets found you will be charged accordingly. 8.Parking: Parking is limited to 3 vehicle(s). Please keep vehicles in the driveway of the property and out of neighbors yard or in blocking the path of the road. 9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check Out is at 10am. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please load all dishes into the dishwasher and run it on the normal cycle. Please remove and dispose of all items in the refrigerator. Leave the beds unmade; no need to strip the sheets. Please place the towels on floor of bathroom downstairs. 10.Please lock all doors and all windows upon departure 11. Garbage: Place all trash in garage cans on the side of the house in the proper can. 12. Fire pit: The fire pit is powered by propane gas. Please insure that once you are done with the fire pit, the power knob is set back into the `OFF` position. 13.Fireplace: The fireplace is for display purposes only. DO NOT LIGHT any materials in the fireplace. The chimney is capped and sealed. 14.Property: No guests are permitted on the roof of the house. 15.Water and Septic: The cabin is on sewer and city water systems. The plumbing system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that products have been flushed and clog the plumbing system, you could be charged damages of up to $1000. 16. Storms: No refunds will be given for storms. The coastal area can have powerful hurricanes or tropical storms, so please plan accordingly. 17. Any damage to any items in the house including couches, chairs, tables, TVs, fire pit, shuffle board, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were you own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb platform assigns your consent to all listed under `House Rules` 18.Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest`s breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind. 19. In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Owner. No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed `For Sale`, Guests agree to grant access by scheduled appointment upon notification. 20. In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. 21.If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in. In the event of any damages, Owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Owner is under no obligation to use the least expensive means of restoration. 22.Guests must obtain permission from the Owner to have pets on the Rental Property. If permission is not given by the Owner, any pet(s) found in or about the Rental Property will be grounds for expedited eviction and forfeiture of all monies paid. Guest is responsible for any damages done by their pet. Owner of the home is not liable for any pet harm that occur on or off the property. 23.Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18. 24.
