Chair in the room is so old, linens needs to be changed - it seems they have not been changed maybe since they opened?

The hotel is pretty run down and some need of upgrades and TLC. The rooms were clean, beds comfortable but in need of paint jobs and some upgrades. Lobby ( especially coming in from parking lot) had some terrible smells. Breakfast could have been better, not a lot of variety and pretty low grade food. Location is good, close to many walkable restaurants and easy location.
